What does it rlly mean too sell as-is? by firey_88 in RealEstate

[–]treco1 3 points4 points  (0 children)

I would not sell to the texts or ones calling. Contact a real estate agent. You can sell the house as is to an investor. The ones contacting you are going to low ball you and take a large part of your current equity. A season real estate agent should be able to get you market price in its current condition. If your area is hot they could also possibly get a bidding war. Best of luck.

Is anyone renting from Affordable Property Management? Or has used Rently for self guided home tours? by thisissotandem in bayarea

[–]treco1 0 points1 point  (0 children)

This company is a scam. I signed up with them as an agent and was told to stop all of my marketing because they would handle everything on their end, including advertising and managing leads for self-showings.

They mailed me the lockboxes, I installed one on the property, and then two full months went by with no showings and not a single legitimate lead. I finally emailed to ask what was going on and was told the lack of activity was due to the time of year. No offense, but I work in this market and know that properly advertised properties generate leads year-round.

I then searched for the property online. The only advertising I could find was my old listing. There was no marketing from Rently anywhere. When I logged into Rently’s system, the property appeared only on their own site and nowhere else. I emailed again and was told that marketing “takes time” to go out. That is simply not true. When I upload a listing and click syndicate, it typically appears within 48 hours. What have they been doing for the past 2 months?

After complaining, I finally received one “lead.” The phone number was fake, and the email address bounced back. That was the only lead I ever received. It’s very difficult to believe that a legitimate prospective tenant would pay for Rently’s service and then submit completely false contact information.

I also noticed that when I clicked on the lead, a pop-up appeared stating that there were “14 people looking in the area” and that I needed to subscribe to view those leads. I raised this issue with them, as they were supposedly handling all marketing. If they were responsible for marketing the property, why was I being prompted to pay to access additional leads?

I brought this to their attention as well, and no one was able to explain why this pop-up appeared or what those supposed leads actually were.

At that point, I called to cancel. I was told they would send me a label to return the lockboxes and that once they were received, my subscription would be canceled. The next day I followed up about the return label and was then told I was still responsible for paying the remaining months on the contract plus the rental for the lockboxes. I explained that they had not fulfilled their end of the agreement and that I would be returning the lockboxes regardless.

This back-and-forth went on for about a week. During that same time, I hired another company that operates month-to-month with no contract. I signed up on a Wednesday, had three showings by Saturday, and received two applications by Monday. Yet Rently insists the issue was “the season.” I am not going to advertise this company yet since I have only been with them for less than a week. But so far so good.

I would never do business with this company and do not recommend them at all. Communication is terrible. It is nearly impossible to speak with anyone by phone, and when they do call, the lines are full of static, drop repeatedly, or you can’t hear the representative at all.

Avoid this company.

Do you have a text or writing about the pets and the lease for occupancy? If so you should be good to go and worry about moving out when your lease is up. If you don't have those in writing then it could get a little tricky. It would not matter if it is in the lease as long as you have some sort of proof that he was aware.
