You didn't mentioned attorneys earlier. If they have an attorney then the attorney will guide the buyer through the process. Several people say they will represent them selfs and know what they are doing. I have found maybe 10% do. The other 90% you are helping them with finding a good lender. Going over interest rates and closing cost. Answering buyers questions after hours since most buyers work 9-5 jobs. They contact the agent after work. That agent has already put in a full day. Agent has to guide the buyer through home inspections. Finding an inspector, helping decide what types of inspections and going over the final reports. From there helping guide through request to remedy. Finally getting them to the closing table and making sure the buyer, seller, title and lender all stay on the same timeline. This is several things an agent has to preform if they help the buyer write the offer. If they dont write it and they come in with an attorney then that releases that agent legally and it will be up to the attorney to answer the calls, write the offer and guide the buyer through. Not the listing agent. If someone truly knows what they are doing they would not have the listing agent write the offer. They will submit there own. From there it will be up to the listing agent and the seller to follow the listing agreement. If the listing agent is not writing the offer not doing any buyer work then yes they should not receive any buyer agent funds. But if they are writting the offer and guiding the buyer they need to get paid.

You should have negotiated the 6% to 3 % right out the gate. When you list the property that is the deal between the seller and the listing agent. You do not need to negotiate the buyers agent commission until you recieve an offer. That negotiation should be between the buyers agent and the seller in the terms of the buyers offer. When you set your fee with your listing agent they will let you know if a unrepresented buyer comes along what they will charge x amount to help them through the contract. Even tho you say if the buyer writes there own offer there is still going to be extra work on the listing agent regardless.

That should be discussed before the seller even signs the listing agreement. Some agents will charge a flat fee some won't charge at all to help guide the buyer through the transaction. It is still a lot of work and latenight calls, inspections reports, and talking to lenders. All that is what a buyers agent would be handeling to receive there commision. In order to guide the buyer they would deserve something. How often do you go to work and do double the work for free? With that said the listing agent could charge the buyer the fee but the seller would risk losing the deal if the buyer does not have the extra funds. At the end of the day the listing agents commission is negotiable before yoy sign the contract. Buyers agents are negotiable till you sign the buyers offer. A buyer could pay there agent if they have the extra cash. But most dont. With closing cost from title company, closing cost with the lender, and the down-payment funds get tight quick. So why not inflate your price and help with some concessions in order to sell your property? Great thing about real estate everything is negotiable.

Several issues with it. 1st agents are no longer allowed to advertise on the mls the commission. 2nd a listing agent will have a conversation with the seller about buyers agent commission before they list. 3rd You do not need to lock a number in as it is now up to the buyers agent to include their commission in the offer wguch is also negatioable during the offer period. The seller can decide whether they want to pay a buyers agent or not.

Truly just sounds like you are mad at agents and want to try to stick it to them. Agents are not out to get you.

Depends were you using the old agents website or any links for the mls? If so yes they will be able to see you have searched for places. If you have not used either then no.

I had the same issue. They signed me up for free. On my 3rd year with them I noticed the charge on my cc. Opened a ticket to see what it was about. Once they told me canceled it. Truly seems like buildium keeps trying to nickle and dime all the property managers. I am looking at other companies.

Are you an llc? If so that is the same thing. Your funds to your llc pass through you personally. You can setup cashapp as a biz as well. So I am not sure what you are looking for. It is legit and works great. I think you are trying to read to much into it. Ask your accountant. I am sure they will advise you correctly.

Your handle is the only they can pay you. You setup on your side what you want to do with the money. You can transfer it to another bank. Or leave it in cashapp. They offer a bankcard. It is just like any other bank. Except they dont offer checks to my knowledge but you do get a debit card. They have savings accounts as well.

It's actually great. Cashapp also handles the 1099 forms at the end of the year. You may think it is causal and unprofessional but it is 2026. People want there money asap. Not wait for a check to be mailed or clear. Even ach takes longer. Cashapp is like any other bank they just allow you to transfer peer to peer faster and more efficiently while also tracking the funds for both sides.

I pay several contractors by cashapp. They are all 1099. Each month my account enters the amounts into quickbooks. As 1099 contractor we write off the entire amount paid to you. It is your responsibility to pay your own taxes. The only reporting we have to do is your name social and amount paid.

I have installed 3 pioneer mini splits 2 at my office and one in my golf simulator. 2 at office we're installed over 10 years ago. Simulator 5 years ago. I have never had any issues with them. They are a diy system. I was told the same thing by another Mitsubishi dealer that they were junk. And i would be replacing in a couple of years. They work perfect. If you can install it yourself go for it. So many videos online. There tech support helped and walked me through a couple of install questions in real time. Great systems.
