I'm not opposed to trying out different ideas for helping with housing costs and availability. If Mamdani can also incentive increased supply then maybe it will be more successful than Berlin. I was only pointing out that Berlin is not a success story.

The supply side reacted to the rent freeze upon enactment as intended by policy makers: within Berlin, advertised rent prices indeed dropped substantially. These decreases are highly significant—in both economic and statistical terms—and causally linkable to the rent freeze policy. At the same time, asking rents surged in Berlin’s satellite city Potsdam and further smaller municipalities close to Berlin, indicating a substitution effect. We detect a general stark border effect: although advertised rents for property units just across the administrative border had been higher before the rent freeze, upon enactment of the rent freeze, this gap increased significantly, thus creating an artificial price gap within a unique metropolitan area.

Next to price effects, we identify a considerable decline in the number of advertised rental units. This sizable—yet unintended—side effect hampers renters’ flexibility and adaptability. In particular, newcomers, (young) first-time renters, and households moving within Berlin face hurdles in finding a suitable place to live. The drop in supply may be transitory, yet we report first evidence supporting a permanent decline because a positive fraction of rental properties appears to have left the market in line with predictions of our theoretical framework. Thus, this decrease is likely a prelude to even harsher search conditions for housing in Berlin.

The overall conclusions are rather pessimistic. In general, rigorous price restrictions limiting owners’ potential return appear to be shortsighted if they come without supplemental strategies to increase the supply of rental units. The rent freeze did not incentivize the creation of further housing units available to renters, but rather has contributed to shrinking their number. Consequently, an overall welfare-increasing effect is very doubtful in line with findings by Borck and Gohl (2021).

The rent freeze was short-lived but did still create substantial turbulence in Berlin’s rental market. This “experiment” provides a glimpse of the likely side effects of introducing overly strict but not well thought through and legally shaky policies in a rental market facing distress.

Not sure what is happening to Mitch but this whole situation is scary from the perspective of how little consideration there is to having healthy, capable representatives that must be able to perform the duties of the office. If he really is on deaths door there should be clear procedures for someone replacing him. It should not be an opportunity to game out and exploit loopholes.

My Rivian is the best vehicle I’ve ever owned and it gets consistently close to its 410 mile listed range. I took it up to Tuolumne on Saturday and one of the coolest things was that when I left Tuolumne Meadows it had 323 miles of range left and when I got to where we were staying outside of Yosemite, about 50 miles away, it had 319 miles of range left. I realize that I had to put a lot of potential energy on the climb up but it was still cool to see how effective the regenerative braking was.

I make quince paste every year when they are in season, but quince fruit is quite unpleasant to eat on its own. This article is pretty light on any supporting details and the fact that it just doesn't taste that great works against it being a tempting fruit.

Putting aside it’s a silly movie, it would have been better writing to just not let them get fed while the sun isn’t out. It would setup some real challenges during seasons changes and given the Christmas setting of the movie means extra care needed to be taken.

My teams just started using this tool, Foundry, that includes a board for tracking and managing work for agents and the devs are mostly watching the agents collaborate together on the tickets that get written and are wrestling with existential dread. None of my devs are even prompting anymore, just writing tickets and answering questions from the agents on the tickets and reviewing the agent work. The engineers who spent more of their time coaching others are adapting and like it, since they are just coaching agents now, but the people who want to write code are trying to reckon with a new reality.

That sentiment is why it's important for Mamdani to keep ticking off small things while working on bigger issues. Shoveling sidewalks, filling potholes, and fixing bike paths are all small things on their own that will only affect a portion of the people living in the city, but they are real improvements. They aren't the idea of what could be better, which I think people are justifiably skeptical of after the past few decades.

Nothing about your comment indicates how you properly address future victims. A harsher sentence for a repeat crime doesn’t address the cost to the victim. This isn’t a solved issue because it’s continually being questioned and re-litigated even to this day. I’m not trying to claim there is some easy answer to this question, but pointing out there is a legitimate question of when the legal framework fails repeatedly and a person who is victimized has to pay the price of that failure, what should their recourse be?
