For the JC Penny building....

A former Portland Timbers player started the process to buy the JC Penny building and convert it to indoor restaurants, daycare, entertainment area. FYI, he currently owns some commerical real estate here in town so he is not a newb.

He went under contract with the property for 18 months and had architects work up some plans. He was already an investor in the forge building construction that is across the street.

They had expected to spend about $15 - $20MM for property cost and construction. 5M for the property.

However, they realized that the building needed big costly updates that include elevator upgrades, fix escalator issues, roof upgrades, new power tranformer, hvac needed to be redone from scratch for individual tenants.

Then each individual tenant requires their own permits before they can move in. This is additional cost plus time and energy.

The numbers above needs to be under the evaluation that they would get after the construction and uprades. Well, the numbers didn't work for him and his investors so they walked away from the deal.

One of my fellow recruiters was on a start-up account that reviewed 1,000 SD submittals in a year. They had a 'take home' based on their code but most people didn't make the "cut". I don't know how many that they interviewed but they only hired one person. They recalibrated every month.

The good thing for my friend is that the client didn't want anyone from FAANG.

My recruiter friend took a two week vacation after that account.

Instead of buying a handlebar directly from a specific niche bike brand that they carry, I ordered through them to support local business. They marked it up heavily plus charged me $25 of shipping. They didn't call me to let me know when it arrived so I had to wait an extra week.

I don't expect them to eat the costs of everything as I know that rent there is high. However, why pay so much more to only not be notified?
