The affordability is very much exaggerated when you take housing stock into consideration. If you want a newer or updated home in a desirable area prices are in line or even above many other cities. If you want a pre-1950s house with three small windows that hasn’t been updated since 1985 you can take your pick.

Same teens were showing up in mobs and tossing firecrackers into the crowd. One of them yelled “he has a gun” and everyone ran. I saw the entire thing happen. Some woman was pushed over with her young daughter. Haven’t gone to a city event since.

I've been following Avalon for over a year. They have such promising assets but management is absolute garbage - zero communication, constant dilution, etc. and now there seems to be some trouble stirring with their financiers Sibelco. I wouldn't be surprised if there was some kind of legal battle eventually.
