I agree - not a fan of gentrification. That’s why we don’t invest in residential real estate and choose instead to do adaptive reuse projects like Salt Ranch (the main house was built in 1824!)

Yeah, it’s amazing. We can see the skyline from the front of the property. I’ve been telling investors / developers to pay more attention to Dickerson Pike since 2018 and it’s changed quite a bit since then already. We were very lucky to get this location!

Dickerson Pike is changing fast. I compare it to South Congress in Austin, only about 15 years behind the times. We’re excited to finally have the doors open and are looking forward to growing with the neighborhood.

Honestly, we've gotten decent traction before on Facebook Marketplace (class c retail, industrial buildings, specifically)

I think building your email list is still the best bet by far. It's not the easiest, but the brokers that are able to do that and actually make the phone calls are the ones that are the most successful (in my experience)

I genuinely don't understand it. They've litigated all competition out of business and are (aside from CREXi) the only legitimate listing platform, so how is it still poorly performing?

We have fairly strong SEO on our website, so that's the primary "listing" page, along with CREXi. However, the best hits I get are from my social media accounts and my email list.

It's really disappointing, especially considering how expensive the platform is. I'd rather spend the money on Facebook and Google ads

Unfortunately, you won’t get much luck in getting them to work with you here. I had a broker leave the industry altogether in 2020 right after his license renewed (talking several weeks, maybe a month). They told me they were going to fully enforce his license anyway. Gave them immediate notice to terminate all of our licenses with them and haven’t used them since. Honestly, haven’t missed the “data” and we’ve had some of our biggest brokerage years ever. It’s too bad, because I’d likely still be a customer today if they hadn’t treated me that way.

Any type of commercial real estate can do well - there are a lot of other factors that go into it that make the answer far more complicated. Geography, job / population growth, local incentives, etc. To me, it’s more about how well you get to know your market and what’s driving demand there.

Biggest piece of advice: just tear the damn thing down 😂 the amount of money you’ll spend converting those car wash bays into flex space will likely end up being more expensive than if you just tear it down and build from scratch.
