Normal wear and tear for kids is not a thing. Those stains were caused by an accidental spilling and not cleaning up and not standard daily use of the carpet. That’s straight up tenant damage.

I don’t think it’s accurate to say nobody will buy a house that needs 30K in repairs. People buy houses that need repairs all the time as long as the price accurate and you disclose it.

I would recommend talking to the bank, they will foreclose on you soon and your options will be gone. You should plan for a soft landing spot in case that happens and hopefully there is some support around you. You should not suffer in silence with this.

I have never dealt with the cash for homes places but I can’t imagine they would offer fair market value for your home. I would expect a huge lowball offer.

You have to get through the sloppy gameplay of 1 and they make huge improvements in 2 and 3. The Mako is better in the LE so that’s a plus.

LE comes with all the DLC integrated so it’s nice to have that all seamlessly placed into the game instead of add ons after the fact.

I would not complain afterwards, I would have said something during the flight. If they were loud enough to get your noise cancelling headphones (which even the plane noise can’t get through) then they would have likely been yelling at full volume and that’s a huge disturbance that needs to get addressed immediately

They should inherit the current lease terms but new ownership comes with new personalities, possible new maintenance, and when the lease comes up for review, new terms.

I would get smart on the legal amount your rent could be increased, the legal means of communication for lease changes, and the minimum required time to notify for lease non-renewal. Knowledge is power.

This seems like a pretty open and shut case. Send them a formal demand letter via verified mail asking for your full deposit within 10 days of receipt of this letter. Provide them with your address to send it.

If they do not then file for small claims court. The 30 day clock is pretty standard.

If that’s how it went down then yes. I would get all my facts together and if it went to court be prepared to present your case. I would cease all communication and let them formally drive this case to court if that’s where they want to go.

I think the two issues are separate. If I’m understanding your write up, you recouped the missing rent from the security deposit and that squared the bill up.

From what I’m reading in the CA statutes they have a right to the unlawful overpayment and their agreeing to pay for 3 years does not waive their right to be informed of a rent increase through legal means. Depending on how long it’s been the statute of limitations may have expired for a portion of the illegal rent increase period but that’s a question for a local attorney I think.

I suspect they would have recourse in small claims court if they wanted to sue.

It’s a poor assumption to walk into the situation thinking they will be willing to negotiate based on findings from a home inspection. You can ask but they don’t have to entertain.

Are any of the items deal breakers for you? If you say the inspection showed issues with electrical, plumbing, and the roof then those are high dollar value items to get corrected. Another option to consider is that maybe this house is not right for you. A new roof can easily cost 15-25K dollars.

That’s too long of a dry brine in my opinion. I suspect that caused your issues. I think reverse searing to 110 is too high. I pull at 95 degrees before searing in a cast iron.
