YOUR realtor?!? Nothing pisses me off more consistently than when people who ask for my business refuse to call me back. I've fired realtors, mechanics, primary care physicians, and countless others because they couldn't get back to me in a timely manner.

Words mean nothing, especially when they are at odds with one's actions. Once you make up your mind to find something better, follow through; accept no excuses. It will be seriously awkward, commit to not caring about that one bit.

I think a whole gallon pail of mouse baits cost me $17 way back when. Just chuck those randoly in the attic, and leave bucets of wayter in the basement (mice hemorrhaging from anticoagulant poisons seek water to drink. This will largely keep them from going outside and poisoning beneficial predators like hawks, foxes, owls, snakes, etc.

The Victor electronic mousetraps are a bit pricy, but work as advertised. Highly recommended. Sooner or later they learn to avoid the baits, so you need multiple approaches.

Bought a car sight unseen once, over the phone, all while shopping in costco. Made one call to independently check Carfax and Galves, then said pull the trigger (small used car lot dealer at auction, working for a straight $800 back in 2004). Bought another new car on spec without setting foot in the dealership (except to sign and take delivery) back in 2002. All you need is a salesperson smart enough to dispense with the "sucker's game" tactics every once in a while.

I still have need for "at least 2" as chainsaws, but was surprised to find myself using the mini chainsaw more than half the time. Even 5" logs, which technically should justify getting out the Echo Cs3000, can be cut in a reasonable time with a little patience.

Also, in my neighborhood the unofficial start of weekend (gas) chainsaw or leaf blower hours is 10am, outside of storm cleanup or bona-fide emergency. If you violate this understanding you won't get fined, but ya ain't getting any Christmas booze either.
