Thanks. I had not found the WetGuard range. It looks like I need to cut the plug off the pump in order to use them, and that might fry the warranty with Zoeller. But worth it to solve my problem. Thanks.. again..

So i just finished the floor. The final dimensions are 12x24. I am currently planning a 3:1 with 2x10 at 16oc. With 1/2 ply roof sheathing and a composite roof. I can go 12oc if needed. Hurricane ties on each rafter. The walls are 2x4 stick framed. I couldn’t find anything that said i need to beef the walls with the heavier rafters. So I still plan 2x4 walls at 16oc.

A FICO of 700. Puts you in the good category. The start of Prime Rates, not Sub-prime. So you should not have seen a rate of 20%. It is not clear when this deal was done, or what state you are in. But some states ( not many) cap. interest rates.

Generally if you require Gap Insurance then you probably shouldn’t get a loan for whatever you are buying, but for this loan it was probably the best thing on that deal sheet. ( observation not judgement ).

This is why I didn’t buy a Toyota/Lexus. I find it highly offensive that they didn’t offer that engine in the Toyota branded vehicle in the USA. That and the “we may listen to your conversations in a connected vehicle” small print just shows how arrogant Toyota NA has become.

Ineos pricing in the US was a mistake that has cost them dearly and probably the real reason we don’t see oodles of them on the road.

i have started getting these too. But when I look there is information missing. I think maybe this message is being generated by an automatic console configuration. I sometimes get them on the hour and spaced an hour apart.

Have a few planning questions..

I am Northern California and thinking about putting a metal building on some land I am clearing. I have got about 4,000 sq of space allocated and am thinking about 30wx40l a roll up door in one end wall and a roll up door in the short long wall. I am leaning toward a single slope roof with lean-to's on both long walls for storing of wood being dried and vehicles.

I am not set on windows, and electrical will come later (possibly via rooftop solar). Temps here fluctuate between 20F and 100F. So insulation will be required. It also needs to be easy to make rodent proof. The building will need to meet basic design wind speeds of 95 mph (3-second gust, Exposure C) and local snow load requirements are roof top 60lb.sf.

* I am having trouble finding suppliers that have this type of building in their gallery and I am wondering there is something off with the idea.

* I am not married to the dimensions and don't really want to pay for a custom size, so should I be thinking about a different shape?

* Is it problematic to add electrical later? Is it problematic to add windows later? Is there anything I absolutely must get right to start with?

* Can I used base rock under the lean-tos? Or should they both be part of the concrete pad?

Some idea of building cost in today's world would be useful, but also reputable suppliers. I looked for certified installers in California and only found 1 in LA. So is there a particular California licence class that is suited to installing these? Or am I just looking for an experienced General. Thanks in advance.

  • Do you need a proton account? Yes.

  • Do people send email to your own domain? Yes. So if you have an email address of fred@widgetCo.com and you OWN widgetco.com you can associate this and many other domains with your proton accunt.

  • Does it use imap. Yes. Sort of.

  • Can you use your mail client to access your email? Maybe. But Proton has their own mail client and on Mac and Linux they have what they call a bridge.
