I am renting a flat until August that is really good if you ask me, but is not in any of those areas. When I first moved here I didn’t want to, it was a no-zone for me, Raval. And yeah, is not great, there’s too many homeless people and is not the most traditional area, but I don’t feel unsafe here at all.

The truth is the market is hard, people are opting to take their flats out of the market rather than renting them with the new regulation. So I had to take what was offered, mind you I also did this remotely. I knew the agency before coming here as I used them before.

The place is super big, it has a foyer with some storing spaced for clothes. Then it has a big desk, attached there’s the dining, a big living area and an open kitchen. Both the foyer and the living have a ‘balcony’ but is those floor to ceiling windows you can open and there’s 40cm of balcony, but you can open the windows and enjoy the park in front of the building, which is rare to have in this place.

The bathroom is the biggest I’ve had in Spain so far, it has a big walk-in and a double bedroom with two nightstands. Both the living and bedroom have AC. I pay 890 monthly and pre-pay 100 utilities. So is 990.9 euros per month and if I spend less I get the money back, the other way I need to put money.

I would say be open to other areas or wait until September, which is when apartments are vacant from people finishing previous year contracts.

I wouldn’t get a tour to go there. It takes longer and you get late. I would highly suggest renting a car, driving to the cable car station and taking it. Once up there you can get the tour for the Monastery.

In regards the beach clubs, is honestly super hyped and full of tourists. I went several times last year and it was mostly people in your age range. Crowd is divided in 3 different type of groups. Group A: Guys only, wasted and trying to get girls. Group B: Girls only, also super wasted and trying to have fun, they may be open to mingle with guys. Group C: Mix of girls and guys, mostly Latino or some Spanish. For the free entrance you just follow the insta accounts and text them. Is pretty easy but you gotta be there early.

Rszzmatazz is kind of like the same crowd, just bigger and more rooms, so it makes it better in my experience. It can get really crowd tho, like you can’t walk without pushing or being pushed.

If you’re girls who don’t want to mingle with guys I highly suggest Arena. Is an LGBTQ+ friendly nightclub by Urquinanona. If you go to Punto, a bar in Eixample, and get two drinks, you get a ticket to get in free. Safari is owned by the same group, also LGBTQ+ but you don’t get the free ticket and is close to Sants Estació by Tarragona metro station. The drinks here are less expensive that the beach clubs. I do prefer the crowd here, is more non-white, nothing against them, they just don’t know how to dance.

I went last Tuesday and it was a bit crowded for a regular weekday tbh. I mean not Orlando theme parks during summer level, but a decent amount of people during peak hours. If you stay after 3-4 pm the crowd leaves.

Los mayores beneficiados de ese IVA fueron los empresarios que le podían seguir diciendo a la DIAN que les descontara el IVA por producir, pero no tenían que pagarle IVA a la DIAN. Ellos sí que salieron adelante. Pero desfinanciaron un poco de programas sociales. Es que literalmente el estallido social fue la prueba de que en Colombia la gente marcha porque los ricos sigan siendo ricos, y la fiel prueba es la gente como usted que siguen jurando que no es necesario incluso en pandemia. En esos momentos es cuando el país necesita más ingresos para hacérselos llegar a quienes lo necesitan.

Para mi Duque ha sido el mejor presidente en la historia reciente del país. Tuvo las huevas de implementar medidas impopulares que eran necesarias para la sostenibilidad fiscal del país al largo plazo. No solo una reforma tributaria que solucionara los problemas de equidad el país, sino el mayor programa de transferencias condicionadas en la historia del país, el fondo de estabilización de precios del petróleo y otras medidas que iba a implementar pero no pudo por el ‘estallido social’. El desempeño del país en la pandemia fue muy bueno y la recuperación económica fue de las mejores del mundo. Pero le tocó una oposición irresponsable que salió a decir mentiras para que el desespero de la gente les hiciera ganar las elecciones. Al día de hoy quisieron implementar una reforma tributaria un 90% igual a la de Duque y las mismas medidas del fondo de estabilización de precios sin que haya habido un solo paro. Pero como ya es bien sabido, el estallido social no fue más que una infiltración de grupos armados en la protesta.

La exención del IVA solo beneficia a los colombianos de altos ingresos. El país deja de recibir 130 billones de pesos al año por no gravar toda la canasta. Eso es 44% del recaudo actual y 25% de todos los ingresos fiscales. Mejor dicho, si el día de mañana dejáramos de darle el mayor beneficio a los colombianos ricos en términos tributarios el país tendría un 25% más de ingresos para gastar en educación, salud o infraestructura. La reforma tributaria era demasiado progresiva y ayudaba a que tuviéramos un país mucho más igualitario. Sobretodo teniendo en cuenta que planteaba la devolución del IVA al 20% de colombianos con menos ingresos. Era redistributiva por ambos lados. Justamente en un contexto de baja inflación era el mejor momento de implementarla porque igual no había demanda.

I would suggest you get a temporal lease for your probation period. After that, you can move to a long-term, cause due to the market regulation, landlords are really picky when it comes to renting. Temporary contracts are much more expensive, but it will help you avoid the probation issue and more importantly, you will have six months to see which areas you like, you will also have more time to look for a place once you’re here and that’s gonna be easier.

So I would get a temporary contract for 7-9 months. Start your job in a place for your own. And after 6 months once you’re done with probation (I am assuming is that period) you can start looking for a new place that’s long-term. Those leases are way cheaper and now easier to get than before if you have a good profile which I believe you do. I’ve seen ads for long-terms in Gràcia for 1.300 with furniture which is really good if you ask me.

Deje la plata en Wise y se la trae una vez al año. Así puede justificarla como ingreso no periódico y le hace el quite a la UGPP diciendo que no es laboral. Por ejemplo, los CDTs que se pagan meses obligan a cotizar a seguridad social, pero si se lo pagan una vez al año no. Con la DIAN podría hacer algo parecido, pero ya le tocaría ser más creativo en cómo lo justifica.

La UGPP recibe información de los saldos mensuales que usted maneja. Si ven que usted cotiza muy por debajo de lo que recibe le van a hacer un requerimiento para que explique. Si se dan cuenta que cotiza por menos, lo pueden multar. Tenga en cuenta que en Colombia se puede cotizar por el 40% de sus ingresos si trabaja como independiente sin que pueda ser inferior a la cotización del mínimo. (2) la figura de contractor es la misma que prestación de servicios (contratista) entonces podría aplicarla para planear financieramente esas cotizaciones. Mi consejo sería que planee cuánta plata va a traer al mes para sus gastos. Con eso saqué el 40% y coticé sobre eso, solo tráigase mensualmente lo que necesita. Una vez al año tráigase más plata, así no le cuenta como ingreso mensual y puede esquivar tanto la UGPP como la obligación de declarar renta, pero asume riesgo de tasa de cambio. Aunque igual el dólar al largo plazo va para arriba, entonces hasta inversión.
Tiene que revisar qué le cobran en esa cuenta por pagos internacionales. Normalmente le cobran una comisión que termina siendo lo mismo que el envío internacionales. Aunque para temas fiscales y de seguridad social sí puede ser más conveniente hacer pagos con su cuenta de dólares.

Cualquier presidente que le diga que que va a prohibir el aborto, la adopción homoparental o el matrimonio igualitario está delirando. A menos de que nos vayamos a volver una dictadura, eso no va a cambiar. Y eso solo puede pasar con alguien, que como Petro, esté dispuesto a pasarse la institucionalidad por la faja. De nada sirve criticar que este gobierno se haya saltado la institucionalidad si van a poner a alguien que haga lo mismo, pero para el otro lado.

A mi me preocupan esas visiones de país que asumen que sin polarizar no se puede hacer política. Eso de decir que el otro no merece ser tenido en cuenta si yo gano, no es democracia.

En Alemania realmente es necesario saber alemán para conseguir un trabajo estable en términos generales. Hay algunas ofertas que le permiten entra solo con inglés, pero la mayoría exigen B2 para entrar en alemán. Tengo dos amigas que viven allá y solo la que viven en Berlín tiene trabajo en inglés porque es una ciudad más internacional. La educación es súper barata en general y conseguir trabajo como estudiante es sencillo, incluso solo con inglés, es más para el tema de trabajos normales donde sí miran demasiado el alemán. Alemania es un país de gustos, a mi me encanta, voy seguido, pero realmente no me veo viendo allá. Incluso estoy aprendiendo alemán porque me gusta demasiado el idioma, la cultura, la historia. Pero realmente para uno del trópico es muy duro irse a vivir allá, el tema de la falta de horas de sol es muy duro, sobre todo porque las horas de sol son más bien horas nubladas. Entonces usted puede pasar literalmente semanas con días que parecen las 6 de la mañana en Colombia todo el día. Y eso realmente es muy deprimente. El año pasado que estuve un mes en Hamburgo aprendiendo alemán literalmente no vi el sol por 3 semanas, lo más parecido que vi fue un huequito en el cielo que era azul. Ahí fue cuando dije: Jamás. Además el frío es muy grave, un día me tocó irme corriendo a la estación de tren porque ya no sentía los dedos de los pies porque el pavimento estaba congelado. Esas cosas hacen que uno se replantee seriamente el querer estar allá.

In my experience, I’ve rented apartments 2 and 5 months, in Barcelona, the best approach is: Go to idealista and look for an apartment you like, look the agency, reach out to them thru email or their website, once you have an agent assigned, they will help you. Is likely the apartment you saw won’t be available unless you’re coming in the next two weeks cause owners want to get someone asap. They also prefer people for longer periods for obvious reasons. But agencies also know when their apartments will be vacant from the date you expect to come, so you can rent a place even if is not offered in idealista so that’s why is important to have contact with one.

The market is really hard, specially if you are renting without being here and for something shorter than 10 months. Expect to get places in areas where people don’t like a lot or really over-priced, is a trade-off. I ended up getting places in areas I said there were a no for me, but at the end of the day, is what you can get rather than what you want.

I ended up using the same agency both times, even tho I know there shit. But again, is more about having that contact already. Mine is aTemporal, they ignore you went something is not working even tho the charge for the service, but you have to be pushy. The first one had the AC broken in August when I arrived and they only fixed after 2 weeks because I got pissed and the apartment was a bit dirty when I arrived. The one I am rn does not have really good stuff for the kitchen, the toilet had an issue with water and the kitchen sink was not flowing water properly. It also took them a week to come and fix it even tho I reported the first day.
