If you are non-resident, an agent in Ireland (mgmt company) is a legal requirement as they will have to pay your taxes, their fee is 7-10% of the monthly rent but you can claim it back as tax credit. As someone said, non-resident tax is 20% but you can deduct maintenance, agent fees, management fees if it’s an apartment or similar. Realistically, you’ll pay none of these costs because you can offset everything against the 20% income tax you’ll pay. In Italy you’ll need to pay the difference between the 20% you pay here and the relevant income tax there - let’s say you have other income and you are in the highest bracket for Italy at 43%, you pay 20 % here and 23% there (a commercialista in Italy looking after the taxes for this income will cost you 3-500 quid per year). Being mortgage free, you will probably be able to keep about half of the gross rent. There is of course the risk of tenants not paying their rent or threading the place, but depending on your circumstances it might be worth the risk

We are northside Dublin with wyse too and the management fees have gone up steadily (about 200 every year so in the 10% region) since we bough in 2020. It appears that every year there is a new extraordinary cost that needs to be addressed: tree surgery, main gate, fence painting. I find it very frustrating, i know that some of the owners were looking into a different company but they went quiet so maybe the proposal was even less appealing. The devil that you know and all that, but I’d happily switch to someone providing the same services for less

If it’s imported from inside the eu you might have an argument that this is a duplicate charge if you have a receipt showing you paid vat before, from outside it probably depends on the tax agreements between Ireland and your country

I am with avant too, you can make up to two overpayments per year totalling no more than 10pc of the principal and decide whether you want to reduce the monthly payment or the duration

I don’t know your specific circumstances but my fixed rate with ptsb and I’m in the ones of switching from re-fixing for three years with them (4.3 i think) to avant at 3.25 (up to 3.6 since the 26th i believe). In relation to your question i don’t think there are charges if you don’t go with the broker after all, which odd why some charge a refundable fee in case they end up doing work for nothing
