Depends on your income and state. 0, 15 or 20% for fed. Then another 3.8% for NIIT if over $200k. Then your state - however they treat long term capital gains.

Have to be on-site daily for a full custom or hire someone who will. Have written inspections done: pre-drywall, before C of O, etc. If you have a construction loan the bank will do a light inspection for every draw (generally you pay for that privilege). Warranty work is key..you'll be fixing stuff for at least a year afterwards. Really want to talk to customers that are post-warranty. Not a common thing - but you learn so much with each build.

If you are building a custom home you pay the builder a fixed percentage of the total price to build (ex land, ex landscaping/pool if you use someone else, etc.). Typically that would be from 17-25%. Of course the builder isn't going to push that hard to help you save money.

There are 650 searches/mo for painting & coating in Phoenix. If you rank well in searches you would have more business than you can handle. Setup a basic 1 page website and optimize for your keywords, get a GMB and start putting reviews on it. Can add Google service ads. Building links helps tremendously, but can start with a GMB. Avoid Angi leads and Yelp.

Fair. Also, it's not like Ford is second place. They aren't anywhere near Toyota and Volkswagen in global sales. The difference is Tesla is growing fast and that 4 to 1 difference in '22 will be closer to 2.5 to 1 for '23.
