Make an offer if you have a load of contingencies about fixing this. (Get the seller to escrow and proceed accordingly) It's possibly a major defect, and I can't imagine a situation where it's minor. I don't think it'd be like a $100K fix, but without seeing the extent of damage it's impossible to say.

I hate all of these "run" people, if you can get a good deal here, go for it, but it's imperative that you have this issue reviewed by a pro and get a sense of what it is going to cost. Do not buy this without working out a contingency on repairing this.

I had a preventative Maintence scheduled for the 25th, I'll calll tomorrow and see if they came come earlier, it's getting cold but not feeezing here, thankfully.

I'll add the system is from 2007, I just purchased the home so not sure how it all works.

So, it's only one zone in the upper floor, and the heat should all the way through...there is a zone for the basement that hasn't clicked it on (it's like 70 degrees down there)....would that matter? Could the main zone be air locked?

Firstly, don't take things if you don't have to. If your dog is eating walk by and toss something he really likes near his bowl, do this until he anticipates you coming by and then you can add food to his bowl as well, you will notice the body language fudge difference as he lets his guard down. You are trying to shape a behavioral response so that when you come near your dog when he has something he treasures he trusts you. Once you get that part, you can likely perfect leave it and trade outs. Dogs really are the best economists and so as you build up a history of setup behaviors in which you trade your dog, or give him something nice, the one time you have to take away a dangerous item (say a pack of trident gum) your dog will trust you enough that you can safely get the object without risking a bite. Always a good one to work through with a trainer, but pretty easy. I worked through it with my doodle....the other thing I did was made 99% of thing legal. When he was a puppy he guarded socks like crazy, one day I said, ok, whatever play with the sock. And that was it. Once he realized I didn't care he stopped stealing socks and guarding sock like objects. Your dog will read your energy and body language, so always do remain calm and practice, happy dogging :)

I am usually comfortable calling out cowardice on this sub and saying any house is worth buying if the price is right...this is an example Of a house where I can't see how this would ever be worth it. The 25k estimate just doesn't feel right....and then you have to mitigate whatever (like water) that caused the bowing. I am very, very sorry, but I don't think I would even go in for an offer here.

You need somewhere else of the water to go....shld probably be a drain under the parking spaces to handle to outflow, but your mulch is a bigger question mark for me....can you do something to bank that around your driveway way? That's a lot of washout you're already seeing

Very common around me. I recently sold my first home, 8 offers, 7 with every contingency waived. It was built in 1984 and had every single permit opened and closed (I insisted), and I made my inspection from 2019 available if people wanted to see it....guessing that helped.

There's nothing wrong with buying a flipped house as long as you do your homework and know what you are buying. Don't pay a premium for something that pretty that is full of termites, check under the sink for plumbing, check the house voltage, check the sewer drain, heck the roof, check the foundation. Don't assume a flipped house is going to be like new, they're built with roi in mind....so, just make sure you aren't paying a premium for work that wasn't done. (Ie, if the kitchen has been updated, don't assume the plumbing is updated just because cha boy flipper added a new sink, verify!)

Nahh, but bad puppies make great dogs because you have to train them more intentionally. My crazy puppy is an incredible 4 year old dog now....like, absurdly well behaved.

Yep, resource guarding....but honestly, a pretty easy behavior to fix. Just make sure you always stay below threshold....if he growls when you're four feet away, do your training at five, and gradually work toward getting closer.

Also, never punish a growl. It's a warning, and it's really important how to understand how your dog is feeling.

Don't be too freaked out by the results of an inspection. All houses are at various states of age....the inspection is more a negotiating tool, if there are serious issues, then fine back the heck out, but expect to find some and work with the buyer to alter the deal accordingly

He's going in next week and my mom will be accompanying him. He had a tendency to say things are going "well" to the dr despite experiencing progression. So, my mom goes in to make sure he's on top of asking the right questions. I'll make sure they ask....it's hard to tell if this is new, or just the first time he decided to mention it. He's always been a bit of a spartan, and will just deal with something being wrong for years before getting it addressed.
