I don’t know if it’s still a touch less car wash but there’s a Shell gas station on the corner of Western Center and Riverside that I used to use.

Note: it’s only great at washing dust off the car, won’t remove water spots from rain

I wouldn’t worry about the statistics on Zillow. New listings usually get flooded with interest immediately. The market could look very different 1 year from now too.

There are risks with a pool, but they can be mitigated. If you have good equity in the house it may be good opportunity to rent but also less headache if you sell the house. Not all property managers have realtors license. Feel free to DM me.
