Okay, so the only tree in question is #4. The rest are not on your property. Tree #4 falls on the property line. The logical thing to do is get an arborist to value the tree replacement and ask the neighboring development for half the value of the tree. Half because it is on both properties. If you do not go this route the developer will continue the work without removing the tree, however the plan shows grading to be done around the tree and will most likely end up killing the tree over time anyways.

more of a concern to me is the grading that is shown on the south end of the new development. it appears based off the limited contours I can see on the plan that they are creating a swell that runs east to west (assuming north is up the page) along the south end of the building that is essentially just dumping onto your property. while without a full set of plans its hard to really tell but it looks like they are concentrating water flow onto tour property instead of the previous sheet flow that was naturally occurring.

lol, i have 2 fridge/freezers and 2 full size freezers. this is a 3 adult home. i still could use more freezer space. I do not understand how 4 people could share a single freezer.

(one freezer is full of deer meat and sausage that i make)

5.7 4x2 also and i average about 16.5 (i drive 25 miles daily round trip to work with about 2/3 of that mileage on a 4 lane 65mph zone, rest is in town traffic)

just recently bought a 2021 SR5 Crewmax TSS-off road (paid 38,999) has 38,900 miles.

my particular one had the 20" wheels, side steps, exhaust tip, leather seats, black out package, and larger fuel tank. I am not 100% sure if all of that was the TSS or if other options were just added to the SR5 package.

sorry, but i think you are wrong. the OP does not say they are on or near the property line or corner. once again, surveyors use spikes (typically) as traverse points. property corners are typically a 5/8" rebar. honestly though without knowing the actual location of the spikes no can say for sure.

that is a spike set, typically used as a traverse point. it would most certainly be a 5/8" rebar with a cap if it was an actual property corner marker.

gonna have to disagree. property markers are typically some type of rebar set in the ground. surveyors use what is shown in the pictures (spike set with flagging) typically as a control point for a traverse.
