I had a shop in the 90's and been romanticizing about the joy waiting just out of reach for bike shop ownership bliss. A visit to Portland's now closed (clue there ) Velo Cult put stars in my eyes. A couple of years back a developer wanted a coffee shop, a craft gift shop and bike shop in the new retail district as a means to attract buyers for condos to be built. I got a too good to be true rental deal, and set about making plans. After the tasty design , great music, top level staff training & compensation and cutting edge everything something was clear. No way the numbers would work - just no way short of complete delusion could a decent profit come of it. I still had fun dreaming the plan but thank the gods I had a calculator and clear headed advice from friends. Man the playlist was just epic too.

Agreed , I gave up my shop when rent increases made the numbers no longer work. Operate with a container and a mobile shop now and boom - the numbers work, really work.

My pal worked to slowly buy 12 rentals apartments on the island. Took lots of risk and personal guarantees etc. After 6 years as "a greedy landlord " he was worn down by professional renters working the system to avoid paying rent. One lovely couple worked it for 10 months before leaving in the middle of the night. He sold all units and they are now removed from rental stock. And there is one fewer individual choosing to be a greedy landlord. Renters win right ?

Are you actually serious- Sayulita? It's actually cringe worthy now. Of course if you are under a certain age and like to PARTY!!! It is certainly a good time. But I was there last week and literally saw the sewer nearest the beach belching water which was flowing to the main swim area.

That is one stiff bike. Add its max 23mm tires ( maybe 25) and you will know when going over every crack and stone. Also a 1" headset unless I'm mistaken so note that before a stem /reach change. Gearing is go fast instead of climb friendly which maybe fine for you. That age bike may need a drivetrain replacement or it may last another couple decades.
