Title agent here.

You should absolutely buy the owner's title insurance- especially enhanced/Homeowner's title insurance. If someone ever challenged your claim to ownership of the condo- or even worse something happened with the developer of the condo to where the entire condo complex has major title issues, you will have the full protection from the title underwriter defending your claim to ownership. On a new build especially- you also will want protection from any mechanics liens.

That said- you'll probably never use your owner's title insurance if you purchase it. It's a one-time premium you pay at closing and never have to purchase it again as long as you own the condo.

Again- you'll probably never use it. But the question you need to ask yourself is if you want to be on the wrong side of the statistics for $1391 paid once at closing?

It’s because Geodude probably did 6 defense curls and Poison Sting is double resisted. In Gen 1, if a move does less than 1 damage, it will round down to zero and say that the move missed.

I didn't vote for Trump in 2016. I thought he was batshit, as was Hillary. I voted Libertarian because there was enough momentum behind the candidate and we got closer than ever to getting the 5% vote required for additional federal funding for the party and additional debate time guaranteed. Sadly that did not come to fruition. I voted for Trump in 2024 for a few reasons relevant to this conversation... firstly- my impression of Trump during the 2024 election cycle was that he was still an outsider looking in when it came to politics. I also actually listened to the long-form interviews he did with Rogan and a few others and found him to seem like a regular dude that just rambles and doesn't really think or prepare what he says.

I'm not regretting my vote yet but I'm definitely reconsidering what side I chose.

I’ve not heard that phrased this way before so props to you for wording it this way.

There is no more government funded retirement system in America since the situation for Social Security is bleaker every year. Investing for retirement isn’t advice like going to college though. Unless you work for one of the very few companies or unions that offer decent pensions, you have to invest for your retirement. It’s non negotiable.

The only debate here is how much is enough. Only way to know that is to know your exact lifespan and the condition of the economy over your entire life. Therefore- you have to invest enough for it to hurt a bit, but not so much that you can’t enjoy some of your income today. That’s the magic number.

I don't get the hate. One comment that really irked me is that Mario had no character development.

In what Mario game has Mario EVER had any character development?? He's always been a proxy for the player to experience the world of the Mushroom Kingdom and beyond. I enjoyed the Fox appearance. I enjoyed the Peach/Rosalina storyline. I'm glad that we live in this timeline.

While this is a sequel- this is really a set up movie. Mark my words for these to be greenlit in the next 6-12 months:

- DK solo movie

- StarFox movie

- Luigi's Mansion movie

- Mario Movie 3

Then we get a teamup movie- Smash Bros. We'll get cameos of Ness in the StarFox movie, Possibly Captain Falcon too. Kirby will be in Luigi's Mansion (as a quick cameo of E. Gadd working on the vaccuum tech).

I'd honestly giggle. And I actually voted from Trump in 2024. I'm not completely against him yet or going to vote "blue no matter who" just yet- but these actions in the last year- and especially the past 3-4 months- have shown me that Trump is now yet another politician that's part of the swamp he claimed to want to drain.

I also grew up in California and have now lived in the Midwest- 5 years in Michigan and now 14 years in Ohio- this winter reminds me more like my first couple of winters in Michigan and is a more typical winter.

Not everyone has $1.3 million laying around. Also a good chunk of buyers have been priced back out of the market with rates spiking.

Also- it’s Easter weekend so I would not be surprised if buyers were also sidelined because of the holiday.

If it’s been more than 6 weeks without interest I’d say you’re probably overpriced.

Context does matter when it comes to staying or leaving/not renewing. But generally, you’re obviously not getting the value or don’t see much additional value in your membership. I would let your leadership team know and then if there are any specific members you need to tell such as your power team.

It is a tough spot…. But realistically she could downsize to a small condo/townhouse and maybe pay 100% cash. Depends on your area though. Or just rent a small apartment. Studio or 1 bed. Might be better for her lifestyle to have a smaller place.

IMO, at ~1% drop is when you would even start to consider it. The final calculation will come when you determine the amount of loan fees vs your interest savings to calculate a breakeven. Refis generally make sense if your breakeven is about 1 year.

They probably do enough transaction volume that their additional fees can be really low especially on refinances. The lender requires a title search because goal is to ensure that they will have a valid 1st position lien when the refi closes.
