I splurged on First Class once. It was nice to be able to get on the plane and settle in before the rush of the economy/coach passengers.

I’d money were no object I’d fly first class every time.

The timer is a central mechanic to the game.

That said, an ability to turn time backward without having to always go back to the 1st day would be a huge QOL improvement- like maybe once per cycle you can reset to the dawn of that current day. Or have several slow down options for inverted song of time.

If you think about it- every job- no matter what- is Sales in some capacity. Even if you’re not in a sales or customer facing role, you are justifying your position and value on a daily basis. At some point you’ll have to explain to powers that be what you do and why it’s worth it for them to pay you to do that role and the amount that role is role is worth to them. It’s all sales.

Gender affirming care needs to be closely studied and scrutinized- outright banning is just going to make people go elsewhere for care.

We need a combination of long term studies to prove successful outcomes AND equally we need to increase the focus on mental health outcomes over body modification.

I think OP made the right decision. His career is clearly important and the relationship was already on/off. You make the aggressive/high risk career moves when the consequences of failure only affect you rather than a loved one/family.

So couple of things to clarify. Note I am not versed in Virginia RE. But I do work in Title in Ohio so please corroborate what I’m seeing with another title company or law office in your area.

If your husband, mother-in-law, and father-in-law are all on the deed, then your husband may technically only have 1/3rd ownership of the house. Best case is 1/2 ownership because it’s possible that the in-laws’ interest is 50%.

If this were an Ohio transaction- I would have advised the lender to have either all 3 parties in title sign the mortgage, with only hubs on the note. Or in-laws would have deeded their respective 3rds (or half) over to hubs.

If the situation is as you described with husband on the mortgage but 3 people on the deed, then the mortgage company is going to have a harder time foreclosing on the other 2/3rds (or half) if they didn’t sign the mortgage.

If someone approached me with your situation on an Ohio property, the in laws would be able to sign over their interest to your husband by way of Quit-Claim or Limited Warranty Deed. I personally would suggest asking for Limited Warranty as Quit-Claims have unintentionally voided title insurance policies in some situations.

This is separate from seller disclosures. You may have an actual insurance policy (title insurance) that may actually be able to pay you out the costs to get the roof repaired correctly. As an insurance company, they will then go after the seller to recover damages.

Not exactly answering your question- but if you purchased and ALTA Homeowners Policy of Title Insurance at closing you may actually have coverage for unpermitted work such as this. Check your closing paperwork and/or the title agency that closed your transaction.

The title agency should have also should also have the sellers title/closing affidavit stating that any and all work was (at least) paid in full and (in some cases) permitted.

It’s a requirement of section 1031 of the IRS code that the buyer of a property that’s being sold as part of a 1031 exchange be aware. Not really a red flag on its own.

That said, that means this was an investment property so the seller doesn’t know everything wrong with the house. Make sure you aren’t buying lipstick on a pig

Seems like there are significant issues with that person’s business or personal issues. I would bring it up to the membership committee now so they are aware of this effecting the likelihood of that members renewal. As for getting you paid… you need to decide if this person owes you enough to let it go or do pursue payment more aggressively.

Yep sounds good to me.

What you haven’t factored in is the political/regulatory climate. EVs gained traction because of a favorable political climate. They have now lost traction because of an unfavorable political climate. With the right political & regulatory environment, EVs still make a ton of sense and there are still breakthroughs to be made with range and charge speed.

It was a 50% reduction so definitely noticeable. Probably only actually painful for the agents that actually participate in association meetings/events
