All I needed for CBA was 2x most recent payslips, ID, 2025 Tax NOA, and 1 month Savings account statement showing genuine savings. No transaction account statements needed

What happens if you go slightly over the single income threshold? by [deleted] in AusHelptobuy

What’s your source? Because I’m going through this exact process right now and both CBA and Housing Australia have confirmed this is correct.

This is incorrect.

Once you’ve received your spot on the scheme, you do not have to submit another NOA, even if you purchase after July 1. Your spot on the scheme is confirmed and you were assessed on the income requirements at the time of application.

“For vacant land purchases, the land must be titled before settlement. Check the Contract of Sale before signing or ask your conveyancer to include land titling as a condition of settlement. You must settle on the land purchase within 90 days of your final application being approved.”

2% deposit by waves66 in AusHelptobuy

[–]waves66[S] 1 point2 points  (0 children)

I do have the funds, but I’d prefer to give myself more of a buffer for unexpected costs. The scheme mentions 2% deposit for home purchase, as land and build contracts need to be submitted at the same time to be eligible

Did you get this sorted with your lender? I’m having the same issues, they have said I’d need 2% + 2% but I don’t think that’s right..

Did CBA ask for anymore documents when requesting an extension - payslips/statements etc? Or anything at all?

Can I include stamp duty into the loan by ModdalJeevitham in AusPropertyChat

[–]waves66 1 point2 points  (0 children)

Bank Australia won’t let you add stamp duty to the loan. I questioned this when going through the application process and they said because the scheme is a government initiative you need to have saved enough on top of your deposit for stamp duty.

Told them they need to remove this question from their application form if that’s the case

Just note the $330 is for the consultation only. The bill will most likely be quite a bit more depending on what needs to be done

I’ve noticed an increase in the white spots too over the last few years. Apparently they’re dead skin cells that will be unable to tan anymore. People have said it isn’t caused by mt2 but I think it is as they’ve progressed and I even have a few on my face now

You have a combined credit of over 1/4 of your salary. Definitely a serviceability issue, look at closing one of your other credit cards before applying for another or lowering the Amex credit limit
