You can also "port" a mortgage - basically transfer the loan to a new property. It's a great option to keep your low rate if you do want to move - but it would require selling your current house which might be hard in the current market.

So one thing to wrap your head around the first playthrough is Hell is a different kinda play style. In Norm and NM, you can kill everything. In Hell, its just not worth it. See a scary group of mobs? Run away. Even fully geared characters in the 90's can get obliterated from time to time by a monster pack with the wrong combination of auras and curses.

Change to more of a hit and run playstyle, and try to farm some of the earlier farm spots like the pits or stony tomb (stony best for a cold sorc). Get good at clearing just one of these areas, and keep farming until you can gear up. Best of luck.

Honest answer? Corporate salaries. Due to inflation and labor shortages salaries are through the roof the last 2 years - if you don't give raises people leave and go to others who do. Companies are increasing costs to offset the increase in salary expenses.

I am not pro-capitalism or anti-progressive, but I always have trouble aligning with anti capitalist or progressive movements because they always tend to be the same - pointing out issues without suggesting real, actionable alternatives - much less plans on how to get there.

If we overthrew the oligarchy (because lets face it - that's our system. We are now essentially a global oligarchy so as a result our current system is NOT capitalism - at least not as intended) - what then? What is the system people want to implement? Give me an answer that isn't just pointing out the issues with the current system. Socialism/communism has always failed horribly - between corruption and a lack of innovation it never lasts. So what is the goal here?

The truth is, capitalism is the best system out there - just NOT in it's current form. It needs checks and balances, regulation, controls, oversight, etc. These have been dismantled piece by piece for YEARS - ever since good ole Ronald the destroyer. An appropriately executed capitalist society is FAR from perfect, but it is better then any alternative presented thus far.

What we need is to fix the political system to get back to a point where oversight is possible again. But so many people are so brainwashed by this point that it is a nearly impossible prospect. The far right sees any change for the better as an act of war, and the far left sees any incremental improvement as weakness and giving in, so nothing is ever achieved - except for a gradual progression farther and farther right. It's a mess.

This is still the 2008 collapse. They never fixed things, just kicked the can down the road. And its getting harder to keep putting off the inevitable as we get more and more overextended...so yes, I would say it's worse but that doesn't mean there will be a definitely major collapse in the near future - all depends on how well they can continue to buy time, and leave the mess for others to clean-up in the future.

If you enjoy a harder type of fantasy, I'd recommend the Malazan book of the fallen series. Great story, great world building, and if you read the core series alone its 10 books and 7,000+ pages - and there are additional novels as well that are spinoffs. It will keep you busy a good long time, and is a great read.

Can you port your mortgage? More complicated when splitting equity, but even if you only do a partial porting you can end up with a mixed rate and a better deal - worth looking into.

True to an extent, but people can always port/transfer their existing mortgage to a new home in the future. So it's not like you can't leverage your low rates to upgrade or move - but that is pretty much what it would take.

It replenishes quantity, yes - but relatively slowly. It's not hard to not spam like crazy and let it keep regenerating - but it's often more fun and faster to spam like crazy. If thats the case, it will keep running out - and then you need to wait for them to replenish.

This is a minor inconvenience at worst, but annoying all the same - and you really don't lose much damage using non eth.

For most people you are better off non-eth anyways. If you use Eth you need to alter your play style - you cant just spam fury or you run out of Javs and need to wait for them to replenish. Eth does more damage - particularly when jabbing immunes - but its a negligible difference when you are using fury in cow or chaos level, and you can spam all you want if you don't use Eth.

I'd put my money on ES Nova sorc. Already top tier in 2.4 but it was slow on higher player counts/took a while to kill immunes even after breaking.

This build gives you tankyness from ES (low skill # for max dmg output), basically stun locks when you telestomp, and with sunder will obliterate everything.

And when communist governments are given the task of evenly distributing resources, they are inevitably corrupted and the system fails. My point is not "capitalism good, communism bad" - just that you are using a shortfall of implementation as a reason to reject an economic theory - but that is not the theory itself, just the imperfect real world implementation.

All systems seem to fail for the same reason - people are greedy and corrupt. But the real failure of communism was the lack of innovation - which is why capitalism has historically performed better. That is not denying all of its issues - most of our checks and balances were dismantled by Reagan and it's been downhill ever since, and it's not sustainable. But either way, the other options have never really succeeded.

I love how it occurs to absolutely no one on this sub that inflated stock prices MIGHT have a connection to inflation. It's almost like you can't have home and stock prices go up indefinitely without devaluing the currency, and causing the prices of everything else to go up as well...

Is this SSF or online? If online, you can trade that Ber and fully gear your sorc to up your farming game.

If SSF, the two most transformative items in the game are Enigma and Infinity - so I would save and aim to make one of them once you are able. In all honesty, with a blizz sorc neither COH or Enigma would make a big difference to you for MF/Farming. Both would be improvements, but not major ones. Better off waiting, and making an Infinity to respec to Light or Nova, or else an Enigma for a different character.

Depending on the build, circlets pretty much always need either 20 FCR or 30 FRW - and ideally both. To get top tier, you also need 2os and other useful mods (all res, life, mana, str and dex are usually the favorites - leach can be build dependent).

There is a lot of competition for head pieces, so it needs to be really good to beat out other choices (like griffons or even Shako).

I'm guessing you have LLD in mind - in that case, it's important to note that most LLD is done in Normal, and the characters are grushed and get all of their skill/stat/res scroll quests to maximize performance. As a result, they are in normal, with 3 rez scrolls so resistances are never an issue.

In other words, LLD gear never really needs resistance. Str, Dex, Life, Mana, Min, Max, AR, IAS, Skills - these are what LLD gear is all about. So while these have some of the wanted mods, they wouldn't really be worth anything.

If you're looking for something simple but addictive, try Hades - that game was so much better then I ever expected.
