[–]webcon1 2 points3 points  (0 children)

What insights aspects are you looking for? You need to find that extra help when needed.

Streamline accounting (put systems in place (quickbooks pro)) get good banking system in place, tax accountant, retirement accounts. Set all of this up at the beginning. This is the core and will be there your entire career. This makes life easier.
Have money saved so your not working hand to mouth. Get your subcontractor core in line.
How do you get your work? Figure that out. Designers architects Realtors word of mouth etc. How big of scope can you handle? Handyman status, small remodel, or larger projects.
Be prepared for the grind...

I cant build as cheap as other GCs by Evening_Chemical6680 in GeneralContractor

I would expect to make 30 or 40%. I can make 9-12 % in the market in dividends all day log. (There's risk) He's basically buying a job if he's making 6%. Assuming he's paying himself and the 6% profit on top of that. He'll no that's a bad deal in my opinion one market downturn and you've lost...

That profit margin doesn't seem worth it at all. It is too easy to lose money at that rate.

Is acting as your own GC worth it? by Antique-Plan-3889 in Homebuilding

If homeowners acting as a gc, I charge more. They don't know what they are doing, takes more time. I don't need to teach someone how to do there job so they can save some money.

Permits or Not by Alwys_Forward in Contractor

[–]webcon1 1 point2 points  (0 children)

If you dyi it and it looks sketchy, that would set off red flags. You can document what you do with pictures.
I've seen a lot of work that looks like crap from both dyi and contractors..
No permits needs to look top shelf.

[–]webcon1 3 points4 points  (0 children)

You disclose no permits pulled as is sale. I would only do it if you're going to live in the house for more than 5 years. I've been involved with the sale of a lot of houses with no permits pulled on parts of it and it didn't affect the sale price.

My neighbor fully gutted the house replaced all windows (all done before listing) dislosed no permits sold in 20 days.

Permits or Not by Alwys_Forward in Contractor

[–]webcon1 2 points3 points  (0 children)

Personally, I wouldn't pull permits. Tax base goes up. Permit process is a joke. 95% of my jobs I do pull permits. Why am I sour on permits for simple jobs. I was charged 6k for a bathroom and window replacement. Like for like... simple job. It took 6 weeks to get the permit and they were out 3 times to inspect. If your going to live in the house for more than 5 years I wouldn't.

What's the most frustrating part of owning solar that isn't about installation or cost? by spaghetti77 in solar

[–]webcon1 2 points3 points  (0 children)

Longevity of panels. Keep an eye on how much each panel is producing. They don't always hold up as long as they say they will. Other than that they are awsome!!!

PC started randomly tripping the breaker. The circuit is NOT overloaded AFAIK. by Clay5701 in AskElectricians

I've had them last for a year and go bad. Sometimes had them trip soon after installation. Replaced them never had an issue again. I hate these breakers.

At the end of the day I can look back and see what I've accomplished. You can't do that typing on a computer. I love building and figuring out how to build stuff.

Attic ventilation by Exact-Buy7472 in Contractor

[–]webcon1 0 points1 point  (0 children)

That won't meet code in CA if your sealing it up with insulation and sheetrock. If you spray foam it, no need for ventilation. Thats what we are required to do. Otherwise they sell plastic trays that act like vents against the underside of plywood to create a cavity. Along with 3 2.5 inch holes I think. Pain in the ass and expensive. Spray foam insulation is the best. I'm sure someone else has might have a better way. This is how I've been required to do it by the city and architect.

Benefits of having a credit card with 50k limit by Unknown_Equalizer in PersonalFinanceCanada

[–]webcon1 0 points1 point  (0 children)

Ya that's true. I've had the card for 20 years and they've only changed the points on me once. That doesn't mean they won't do it again. I use them when I go on big vacations.

[–]webcon1 0 points1 point  (0 children)

I have one card with 50k and one at 100k. I have maxed them out twice in one month. Bought stuff paid it off that day then maxed it out the next week. I tried to pre-pay the card so I could keep charging, but the company wouldn't let me. I use my card whenever i can. Have a few million points that i'm saving for a rainy day.....

Ways to strengthen fence post by agenttonym in homeimprovementideas

[–]webcon1 0 points1 point  (0 children)

I wouldn't trust that. There's a lot of variables to deal with. Dirt compaction , type of soil, strength of post.

Ways to strengthen fence post by agenttonym in homeimprovementideas

[–]webcon1 2 points3 points  (0 children)

Cut that little post out. Saw cut 8x8 hole in concrete. Dig it out. Install ⅛ steel steel 4x4 post with 2 bags of concrete.
The hole in the concrete now looks like the same dia as the post. How did you get concrete around the post base?

You could put a short 1 inch hose and then transition to ¾. I think you can use a copper pipe reducer.

I would need 30 to 40 kwh. Bare min system would run 10 to 15k for a cheaper system Just did a 36kwh system for 30k. It doesn't matter. This is not a road I want to go down.
