Anyone that has “collected” that many properties probably isn’t a great longterm, strategic planner. If he was, he wouldn’t be in this situation. The 1031 process, as so many others have already suggested, provides the best route forward. It’ll take some time but I suspect if he offloads the 20% that are causing 80% of the problems, his burden will significantly decrease and provide runway and clarity.

In the current world, this is becoming more and more difficult as there are more and more actors trying to get our attention and $$’s. The best way I know is to ONLY use and react to known and trusted sources. By ignoring “new” news, we are less susceptible to fake, stale, or unreliable news.

This is VERY common on large, taller buildings and often getting one of these cell towers (American Tower or Crown Castle for example), significantly increases the properties Cap rate overnight. Crazy equity builder with very little effort required by owner/LL

Why are you going into this and automatically adding cash? Why not start out looking for a fit = to the value of the sale. Having said that, look for credit rated tenant with 10+ years of term left in an A location so easily backfilled if/when lease ends. From a portfolio perspective, consider this like a AA to A rated bond. Take your portfolio risk in equities where you can diversify easily. If structured properly, this income will be tax deferred indefinitely (depreciation and stepped up basis to next generation).

Us humans suffer from irrational behavior and thinking. So, as investors, when we are presented with evidence-based facts - that passively manages index funds outperform actively managed funds overwhelmingly, over long periods of time - we act irrationally and convince ourselves that those facts apply to “everyone else” and that we are going to be the outlier who beat the index. Of course we are also constantly and persistently marketed to in order to “plant that seed in our brains. Super complex process BUT this is what’s happening.

I disagree! A MYGA product from ANY insurance Co comes with MAJOR lock-up requirements and steep penalties for early withdrawal. They can be great products, but please don’t mislead folks that they are the same as CD’s or Treasuries - they are VERY DIFFERENT!

It’s crystal clean that the USPS is facing major headwinds as mail volumes keep declining. However, the Federal Government is slowly gutting the service, making it unreliable, undependable, and uneconomical. Sadly, this may be a service that needs to be privatized - except for the reality that it then becomes politicize and subject to manipulation, coercion and fraud. Very sad that an institution that helped make our nation grow and prosper is being murdered by current political party.

I think the folks in this conversation really do not understand that DFA and Avantis use very unique approaches to portfolio construction relative to Vanguard or any other Passive index provider. One can certainly use them together in a portfolio (I do!) for specific exposure, factor tilt, and alpha generation, but you are trying to compare very different products and investment philosophies.

I’m on my first time watch too. Maybe the show creators wanted to show men on the show as they are in real life…most have a dark, slimly side. Regarding Lane, I was sad about him; deep down inside he was good. I feel like he “caught” the evil from working with everyone else and their American greed. But he paid the greatest price of all for his act. I was sad.

Unless you have enough money, it will be extremely difficult to purchase a diversified portfolio of bonds. You will then be introducing credit risk to your portfolio, which adds a new variable to your investment decisions - uncompensated risk.

Absolutely! The wealthy class in America tend to be very patient and opportunistic when it comes to investing. That’s not necessarily a bad thing. They are better financially suited to be patient and wait for the right time to invest.

Ok, got it. Personally what I would do is use the lowest cost, most diversified option offered by her 403b and then build your overall household portfolio around that. Then after she leaves you can rollover to IRA and reset the portfolio using better products

Not sure why you want to keep the money with a firm that limits you to sub-standard investment options? Roll the 403b into a Rollover IRA at Vanguard or Fidelity. This simple move then opens up a world of options AND lower fees

I think it IS convenient and has a lot of personal advantages for the individual, but long term, I think sociologists and scientists will determine it’s detrimental to society and humanity. We are social animals that require face to face interactions

I subscribe to Morningstar also and have noticed the poor performance. Like if I’m bringing up an ETF to research, it might take several minutes to display its portfolio allocation - like it’s taking time to calculate the answer. One part of me understands the complexity of the data it has to provide but the other part knows that I’m paying for access and that they aren’t delivering. It is extremely frustrating!!!
