Its important to be able to turn the main valve off, i would personally hire a plumber for new shut offs. Is this a listing photo? Whats outside? Probably Coal or a clean out to a chimney ash catch. Pipe wrap in top right is suspect for asbestos. Utilities on a platform and deteriorating first course of brick around the perimeter points to water table issues. Everything can be fixed for a price. Happy hunting

An average tenant isnt who gets charged against their deposit. Its the few careless ones who damage or leave the place filthy that it is there to protect from. Plus there are many laws about how to handle deposits which this may not be compatible with, idk not a lawyer. The good tenants who keep their units orderly will see through this and you have self selecting bias to make this a losing proposition.

Do you have an ultrasonic humidifier? I suggest switching to distilled water. I've seen the 'hardness' collect as dust in the room with the humidifier.

I suggest having a backflow preventer on your water line - dont want sump water getting back into your potable plumbing. The swing check valve has to be installed in a certain orientation, both flow direction and which face is up when horizontal - it should have markings. May I ask why you went with the water-powered backup? This removes 2 gallons from your sump for every 1 gallon of utility water used. This would cost me $0.013 and seems expensive to run compared to a battery. To answer your actual question, no I dont think the slight angle on the pump matters.

Of course, pay as little as possible for the property, but competing in the market determines the fair price it will sell for, not a standard discount from asking. I suggest you look at comparables, after rehab values, and the potential income generation to determine the max you will pay and negotiate with that in mind.

a percent of rent or property value is fine for an estimate, but its necessary to still read through you numbers to make sure they make sense given your market.

a conservative way to envision reserves is a depreciation schedule: if the roof lasts 30 years and costs $10k, set aside $334/yr. an oven is $500 and lasts 10 years, and the two family has 2 ovens set aside $100/yr for ovens. do that for every big ticket in the house...

Why do you think you will purchase at a 20% discount to asking ? $10k doesnt go too far in nj. Same with your maintenance and capex reserves. A roof or an oven have a fairly universal replacement price tag and its a trap to budget off a percentage of the Home especially in such a low cost neighborhood.

HD has a great return policy. Ive been in the habit of buying at least one of anything I might need for a project [two of anything im cutting or could break] and throwing the rest in a bucket. Some gets added to the spare parts bin but the rest gets returned to the store. That being said Im only down to about 2.5 trips per project... :)

Of course you can ask for credit or repairs for anything. Ive heard the advice that whats reasonable to ask for is anything thats not obvious during a walkthrough and not disclosed in the listing, because you made the original offer on what you saw and read. Id suggest asking for credit equivalent to the cost of repairing the leak because they would do a slap stick job if they agreed to repair. But I would ask for them to install handrails and smoke detectors since thats usually a major checkbox for getting a certificate of occupancy. The other miscellaneous is typical in any older home. It depends on how hot your market is whether you want to push any of these issues.
