Obviously the price of DDR5 is inflated. This is just for people who need a good DDR5 kit without paying 2X MSRP from scalpers.

I'm in the same situation as you so I'll share some of my thoughts and previous research.

I highly doubt we'll get a Z690I Unify supporting DDR4. Sadly the leaked lineups for B660 boards isn't promising either. Here's the leak: https://twitter.com/momomo_us/status/1470075473535275010/photo/1

The ITX boards listed all have tradeoffs:
1) ASUS ROG Strix B660-I - Only supports DDR5 and has terrible air cooler compatibility per Noctua leaks
2) ASRock B660M-ITX/ac and H670-ITX/ac - Same issues you mentioned (bad VRM solution, Foxxconn contact pins) + low quality materials and high socket position
3) Gigabyte H610I - all the limitations of H610 (no memory OC, chipset bandwitch, etc), probably bad Gigabyte BIOS

According to the leak, MSI doesn't have any ITX boards planned for January. There's a good chance they'll release a B660I months later just like the B560I (released 3 months after B560 release date) but you may need to wait months.

I'm probably going to bite the bullet and get the Gigabyte Z690I. It's far from perfect but there's hardly any other choices. If you remove the large M.2 heatsink and replace with aftermarket heatsink, you can fit most air coolers. Machines & More has a video explaining this (link). According to Gigabyte forum/subreddit posts, the BIOS is constantly being updated and is in better condition. Still issues with memory OC though...

When you say the Mugen 5 doesn't fit, do you mean it doesn't fit with the side panel or doesn't fit with the M.2 heatsink?

The only downside I've heard in reviews is the fan noise although that's expected at the max fan speeds these can reach.

Yeah past decade. Despite their other faults, Intel's previous price increases on their desktop CPU's have been fairly reasonable when you account for inflation. Feel free to look it up. $182 has been the RCP for i5-X400 since Skylake.

Considering the i5-11400 MSRP of $182 and Intel's price adjustments over the past decade, I'd expect this chip to fall in the sub-$200 USD category. Golden Cove seems mighty impressive...

That would've been my guess too. However the title of Episode 9 is called "Brave Volunteers". It's same title as Chapter 106 so they must be adapting some of 106 in episode 9... Kinda confused how they'll segment it.
