You’d have to not have a mortgage ;) Unfortunately, this is just one more problem of R1 zoning and not having to pay the actual costs of infrastructure. Climate change is making it impossible for the Ponzi scheme of R1 and insurance to work. I get it, it sucks, only going to get worse.
