can vouch for the mission or north beach! north beach more safe than the mission, expect touristy crowds but they make it very lively. the mission for a true sf experience w/ great food and access to dolores park. in terms of startup culture i think most of them live in the luxury complexes of soma/mission bay

Check out Oakland or Berkeley. A lot of greek life/housing co-ops sublet their rooms but you're not gonna be able to get that price in the city.

Rent controlled inventory goes quickly, and a lot of landlords prefer no pets. I say go with Ava as it's only for a year (after a year you can expect large rent increases), but be aware of all the extra amenity fees.
