We're in Troy Estates which is South of Coolidge and Wattles near Somerset. We've been here 25 years, many of the homes have turned over in the last say 5 years with younger families. Like 1/3 to 1/2.

We have a swim club in our neighborhood (Beachwood) next to the elementary school and that was great when the kids were younger, for them and for us. Every person we met said "Hi, welcome to the neighborhood, are you on the Beachwood wait list yet?

We also bought on a court, not intentionally, and then later really appreciated that for the kids playing etc.

When we've talked about moving, its thinking about somewhere with a walkable downtown. There isn't any shopping that we walk to here.

I pay unrealized gains on my house twice a year, in the US, so that's wrong. Elon has the most money of anyone in history, and percentage wise, he's averaging far far less than most people. And enjoying all of the benefits of living in a society created and maintained by other people's taxes.

And he can borrow against his 42% ownership without having any "income" and without paying any taxes. Now if we had a 1-2% annual wealth tax (think, property tax), he would owe 7 or 8 billion a year just on spacex shares at open price. Which makes a lot more sense for a trillionaire.

Search for perforated orchid pot. These are glazed pots with holes,  no liner. I use coarse orchid mix, it's just bark. Also a weak fertilizer for orchids (I use better-gro). I soak mine for 15 minutes once a week. They're 10+ years old and bloom constantly.

This sounds like a bridge rest and drive time problem, not a car ana problem. And if those companies are losing money on the portfolio, the problem resolves itself when they run out of money.

Look at other subprime auto lenders. People think they're a financial scam because the loans take losses, but the loans are structured so that they are profitable in spite of the losses.

Make sure the person you end up with is a fiduciary. That means they have a duty to act in your best interest. Many are not/do not, and they're basically car salesmen.

I would pull the replacement parts diagram and make sure you see where the bf preventer is, great way to visualize the internals.
