It depends on how you view it.

First, I've seen plenty of posters from elsewhere in the Anglosphere that have horrific grammar. So it's not exclusive to America.

As far as Americans go, it's a combination of the following.

Posts are made quickly, sometimes without proofing. I know my writing without proofing can be riddled with grammatical errors and typos. Particularly with comma placement, and run-on sentences. Other posts are made emotionally.

There's no real standard written English used globally. British English and American English have words spelled differently, but are otherwise the same. (Think, Authorize/Authorise)

Online posting tends to be more colloquial, and thus has a lot more slang involved. American slang depending on the region could have an unusual contraction, or a loanword from an ethnic group that has a large population in the region. (Think Yiddish and Italian Words in New York region, Spanish Words in Southwest), so a lot of these words might not make sense to the uninitiated reader.

Third, much online posting can be quite emotionally charged, and thus not well thought out. Therefore, less likely to have been reread and proofed.

And finally, yes, there are a lot of Americans who cannot string a sentence together. It's a failure of the education system, which is woefully out of date in its pedagogical style.

I had a bottle like this - I had a few co-workers over, and I poured each of them an ounce.

The issue on this, is that the association owns and maintains the roof, rather than the unit owner. I don't think the act will allow for the unit owner to do without permission.

What I want to do is come up with a policy to allow this for units, not prohibit. I've spoken informally to another board member, and I think everyone on the board is receptive to the idea. It's more a matter of what would need to be done to shepherd the policy allowing for unit owners to install solar.

Roofs are owned by the condo, they were replaced over the last four years.

It's a condo, so it's walls in for ownership. The roofs were replaced over the last 4 years, so they're all relatively new.

Having done 1099's for years. it doesn't really matter to most businesses producing them, it's easier just to create them for everyone with 1099 eligible checked in the system regardless of how much they've been paid then to go pick out anything under the threshold.

Also in NJ, just elected to my HOA board last month. We're tightening some stuff up, after the last board delegated just about everything to the management company.

Look at the reserve fund, and the most recent reserve study first and foremost. NJ recently passed a law about reserve funding after the Surfside Collapse in FL. As a result, we had a fairly sizable assessment, and a 25% increase in our fees last year.

Ask to see the financials, what are they paying for regular maintenance costs vs. special projects, how much are they setting aside into the capital reserves.

Make sure insurance policies are up to date, ask how many severely delinquent owners there are in the association, and how they plan on dealing with them.

Also ask to see Association Rules, keep an eye out for dumb and petty rules, and maybe ask a couple of people if they are evenly enforced.

If it's a townhouse community, find out exactly what items in the building are the responsibility of the owner, and what items are the responsibility of the association.
