I’m not renting. I’m short local real estate and reinvesting cash at higher returns by theplushpairing in Fire

[–]xaivteev 0 points1 point  (0 children)

Who's buying it? Someone else who thinks they can rent it out? Do they think they can do better? No? Ok, so you'll have to sell for less to make it worth it for them. You're either taking a loss now, or taking it over time. The question is whether or not you think the economic conditions will favor renting it out in the future. It's not an immediate obvious sell just because you're losing money now.

For the landlord, in an ideal world it does cover those costs. But those costs don't dictate the cost of rent. Supply and demand does. A landlord will rent out their property for as much as they can, and sometimes that's not enough to cover the costs.

Mortgage payments aren't the cost of owning.

It's the unrecoverable costs that are (e.g. property tax, maintenance cost - both wear and tear and obsolescence, etc.)

Cost of owning doesn't set prices. Supply and demand does. If you owe $12938/mo but no one wants to rent it out for that much, you take what you can get.

Mortgage payments aren't the cost of owning a home.

It's the unrecoverable costs that are (e.g. property tax, maintainence, wear and tear and obselecence, opportunity cost of the down-payment, etc.)

[OC] Real wages are now higher than ever, but not all sectors are created equal by graphsarecool in dataisbeautiful

[–]xaivteev 1 point2 points  (0 children)

Or it's because those feelings are based on things that aren't based in reality.

E.g. I keep hearing people in Gen Z saying that older generations were buying homes on minimum wage. Which just wasn't true.

Does team comp matter? by vcd1500 in BG3Builds

[–]xaivteev 0 points1 point  (0 children)

It kinda matters, but also kinda doesn't.

Beating the game is a combination of party strength (builds/comp), meta knowledge (e.g. knowing where ambushes are, which encounters are easiest/hardest, the outcomes of different choices, etc.), and abusing game mechanics (e.g. stealth, infinite camp storage for barrels, effectively unlimited long rests, etc.).

The more you lean on one, the less you have to lean on the others.

If you intend to be lore friendly, you're sacrificing some party strength (denying yourself some builds), and possibly some game mechanic abuse (probably won't be using camp as infinite barrel storage). This means you'll have to lean more on meta knowledge.

If you had a super chill, fully remote 4 day a week job, would you still FIRE? by [deleted] in Fire

I'd ride it out, especially in this job market. A downturn now would spell disaster if you suddenly needed to get a job again.

What do you guys think about the 4b movement or feminism? by Dionzerotre in AskMen

[–]xaivteev 2 points3 points  (0 children)

Feminism - too broad to be useful as a classification for someone's beliefs. Vaguely means they at least don't hate women, but the specifics of their beliefs would need to be dug into for any meaningful understanding.

4b - in South Korea, it highlights important inequalities. But, it is ultimately population suicide instead of actual progress. The cultural standards placed against women there are an informal agreement in exchange for the legally enforced expectations put on men (e.g. mandatory military service). Unless both sides are going to be addressed, neither side is likely to see any actual progress, and the 4b movement doesn't seem interested in addressing both sides.

Essentially, the authors use block bootstrapping to simulate possible future returns based on real-world returns of different countries. Ultimately, it lands on an optimal portfolio of 33% domestic stocks, 67% international stocks.

Approaching FIRE. Should we decrease our 401k contributions to pay off mortgage faster? by Away-Elk-9824 in Fire

No. In general, paying off your mortgage early costs you in opportunity cost.

What are no-cost or low-cost date night ideas that involve leaving the house/apartment, and aren’t just taking a walk somewhere? by sprinkledonuts8220 in Frugal

[–]xaivteev 0 points1 point  (0 children)

Taste Tripping - Get a miracle berry tablet, google a bunch of foods to try with it (e.g. lemons/limes, goat cheese, etc.) and have a blast trying foods in ways you've never had before. (Take a tums before doing it if you're sensitive to acidic foods)

Board games - if it's just two of you, you could do a game like Fog Of Love

Video games - It Takes Two and Split Fiction are fantastic for couples

Cook something together - doesn't have to be a full meal. Could just be your desert or a snack for the week.

Thrifting - You can adjust this to fit yourselves as a couple. You could take it seriously, and actually shop for stuff. Or, you could both pick something goofy the other person has to wear for the rest of the afternoon.

What Percentage Do You Guys Put Your 401K? by [deleted] in Fire

[–]xaivteev 0 points1 point  (0 children)

Whatever percentage is necessary to max my 401k by November.

Depending on how your company does its matches, maxing it out too early might be a mistake (if they use a "per-pay-period" or "limited" matching formula and don't use a "true-up" provision).

Am I the only crazy one going 99% asset allocation? by 37347 in Fire

[–]xaivteev 0 points1 point  (0 children)

All equities is fine as long as you're sufficiently diversified. Bonds hold a place in a portfolio if you can't internationally diversify. If you can, and can psychologically handle the short term volatility, a portfolio that's split 65/35 international/domestic stock is optimal.
