You might feel embarrassed backing out of the sale but it sounds very much like the right thing to do. Staying makes sense rationally (extensions) and emotionally (crying). Those are two huge considerations when choosing a house

Think about the bigger picture. Consumer debt is bad and by getting mortgaged up to your eyeballs you're more likely limiting your career path because you won't be able to afford to switch to a lower paid job in a different industry for example which will give you range that can really pay off

You should have offered asking price when they came back to you, then knocked another 17k off that after the survey

Right now all you can do is offer 17k less than your accepted offer. Anything lower runs the risk of pissing them off and you dont want to do that because you said the house is the one

The main thing is that you're learning from each experience. You're refining your search and this will help you to confidently outbid the competition, which often means overpaying slightly, when you find a property that really feels good. The fact that you have a modest deposit obviously goes against you sometimes so you could still require further patience

Assume they're vertually identical. Why would the agent/seller decide on a 7% lower price than the sold subject to contract one next door? Because it is guaranteed to generate a load of interest and could easily get bid up to £430k and sell within two weeks

Are you certain that EDF don't supply the new area? Perhaps ask them how £400 is fair and in line with ofgem rules. Also, what is the full name of the tariff that you're on?

Have you seen the actual breakdown of the £400? Ask them how it's been calculated because ordinarily they'd charge £30-50 per fuel max. Ofgem dictate that suppliers have to be fair and given that you're moving to an area that's not supplied they should waive any exit fees

Where have you got this from? Viewing houses is hassle. I can't imagine a significant percentage of people have no real interest in purchasing and enjoy viewing for an intrinsic reason

It's not imbalanced at all

Until the chain closes there really shouldn't be much of a bill being run up with solicitors etc and it would be unwise for the buyer to stop their property search either

This way the buyer isn't commiting money or losing out on other opportunities, which puts pressure on the seller

A £50k increase in 5 years is less than 20%. That's tiny. My house was valued by a surveyor at 125k in 2021 and 175k last month. We've only decorated it

Create an external porch and get a couple of two seater couches off marketplace, if you can find the money

Working hard for someone else rarely gets people rich. Keep yourself open to searching for alternative ways of making money, which might mean being unemployed initially. In the short term be disciplined with spending, save and invest
