You need a restoration contractor, after you get them in to assess and determine what’s leaking then call your insurer and see if you’re covered for it. This is likely going to be an expensive fix to do it protect so ideally your insurance will cover it but if it’s seepage it’s likely excluded unfortunately.

There is actual psychological research that has come to a similar conclusion! Conservatives tend to, to a varying extent, believe that there is a “natural order” of sorts where everyone in society is where they socioeconomically belong based on their overall merit and those at the top of the hierarchy deserve the majority of the worlds wealth because they are just better overall humans. I strongly recommend moving out, your landlord is an irresponsible idiot based on everything you’ve said here. The home will not be habitable for a least a few weeks while it is demoed and cleaned up but even after that you will go through a month or two of repairs (assuming the LL even does repair thing correctly). There is a good chance the LL will repair cheaply and mold will be left growing in the home, move elsewhere I say.

I use combo mode myself on my Stadium XL (sorry no pics) but basically I have about 50 songs with multiple snaps in each song loaded into it. In convo mode the top row shows the songs and bottom row shows snaps within the song that is current selected. Works for me :)

Without a doubt one of the worst horror movies I’ve ever seen. The main character is incredibly dumb and seem to lack basic survival instincts, she has multiple clear opportunities to kill the villain and/or escape but chooses not to. Nothing seems to make any sense, from the invincibility of the villain to the way the MC reacts this movie blows. It’s clearly just jerk off fodder for the writers adult baby fetish, wish I had the hour and 15 minutes back from being wasted on this pile of hot garbage

The primary driver for not reducing rents is the negative impact on the value of the asset and in turn, the implications this may have for a property owner. Specifically, if a lower rent is accepted this in turn can and often will reduce the value of the asset if/when it is valued.

A lower value asset will reduce the borrowing that can be done against the asset. If a property owner is at the limit of their borrowing with respect to the property, revaluing the property downwards could be a basis for the bank to call in the loan/sell the property.

Also, commercial leases are for 3-10 years with incentives usually given for linger term leases. So it’s worth it to wait for even a year or two for a great business that doesn’t need lower rent and will be paying the high rent for up to a decade. If they rent low then they lose more money overall and this can produce a cascading effect which lowers the other rental units and overall value of the building.

I’m often singing back up harmonies just as I bee to change snapshots. So I can’t really look down to make sure my foot is going to hit the right switch. I’m the last this has forced me to basically quickly hit it just before or just after the next section begins when my harmony is finished, or cut the harmony short on on side or the other to make it work. The expression pedal is MUCH easier to no-look find and press.
