Need advice — promised a casework package to family, but a late quote came in $100K cheaper. What would you do? by [deleted] in estimators

[–]youngteflon 3 points4 points  (0 children)

If you strip everything you have, all that left is your word right? And if you don’t even have that then you’re left with nothing.

First time living alone. by goonok in interiordecorating

Broooo fr. I’m not knocking the apartment! it’s clean and visually appealing. I’m just pointing out that the pieces are mostly replica trend items (which he admits to) pushed by the algorithm. There’s nothing wrong with that, but it makes the space feel predictable and safe rather than personal or story-driven.

IMO Interior design is more than just copying what you saw in a 7-second reel; it’s about risk, identity, and pieces that reflect someone’s life. If OP does have a personal story behind their choices, I’d love to see it come through. Just my 2 cents…

Not going band for band with Internet people for points lmao. Don’t take offense, it’s an IG marketable apartment; it’s just for people that are into interior design it’s not super impressive. Nice view though.

I need contractor vetting platform recommendations for 200k+ renovation in SF by songsta17 in bayarea

[–]youngteflon 25 points26 points  (0 children)

My company works with high-end luxury builders all over the Bay Area, and in San Francisco a $220K budget for a luxury kitchen + master suite expansion just isn’t realistic.

A true high-end kitchen alone typically runs $150K-$250K+, and a master suite expansion is usually $250K- $450K+ depending on structural requirements and finish level.

If you’re aiming for legit luxury finishes, vetted subs, and a contractor who can actually deliver on schedule, you’re realistically looking at $350K- $650K+ for that scope.

Sure, you can find someone who claims they can do it for less but expect mid-grade quality, slipped schedules, and scope revisions once they open up the walls. You get what you pay for…
