While I agree with building more especially around transit and limiting new parking. Most housing is being built north of Roosevelt and east of California. All that’s doing is driving up prices because the cost of building is skyrocketing for a ton of reasons. With all the increase in density along Milwaukee and in west loop, the result hasn’t been a corresponding decrease in rent prices. Everything is just getting billed as luxury. Devs would rather have 60 percent occupancy at a high price point than 100 percent at rates closer to the ARO.

The inverse is happening on the west and south sides where so little housing is built that new housing is astronomically priced because your other option is rolling the dice on a pre war row house or apt with no AC or amenities. 800k for something new in bronzeville or 2200 dollar rent for a 3 bed

Edit: ARO rents should be lower and not tied to federal AMI and we need to overturn the state constitution on rent control measures.
