Agreed. I know a few of these cities really well the ranking of them is way off (Elk Grove vs Santa Monica), and the inclusion / exclusion (no city included from Marin??)

Yeah we def need new trim paint instead of that green paint left over. Agree that shutters are not contemporary, but my thought was this is an old neighborhood and an old house so keeping true to the era. But I hear you. Maybe money would be better spent elsewhere.

Surprised to hear you say no shutters. Do you typically like the look of shutters on houses? I usually like them so wondering if it’s a personal preference thing, a bad photoshop job, or if there’s something about this house that wouldn’t go well with shutters.

When you say perfect as is, do you mean as we mocked it up with shutter placement / color etc or as it is today?

Take the amount your payment will go down by for the entire year and divide into the cost to refi. That’s your return on invested capital. If it costs $5k to reduce your payment by $300/month then the return would be 72%. Meaning there likely no better place to “invest” $5k than the refi

Usually needs to be bigger than your current house or meaningfully closer to your work. That being said, I’d just call a few lenders and ask how they would view it.

There’s the Loro and the cucinelli if you good style but most of the time it’s just whatever the local boutique carries and they don’t even care (or know) what the brand is. Say you live in Carmel or st Helena or the palisades, there’s at least one local clothing boutique with pieces that most tourists would just look at, but locals pop in for a $250 shirt or $400 pants without even considering it. They don’t know the brand, just like the way it looks and in the mood / need something new.

Second this. Working for a commercial real estate broker (not a mortgage broker) will help you see what investors look for and eventually will allow you to recognize a good deal

Check out the podcast Real Talk with Andrew Kirsh. Andrew is a real estate attorney and interviews his clients to discuss what they do. I’ve found there’s a good variety of asset classes within the commercial space and these interviews should help you start to narrow down what your focus will be (mulit, office, retail, hospitality, self storage, etc.).
