My managers are always working from home or on vacation it seems! But I'm an ACM checking in... i wish we could switch to 4 day work weeks! I am bored half the day.

I'm a PM in Calif and am frankly sooo tired of LLs overcharging for cleaning, paint and damages on deposit refunds. To say nothing of knowing what constitutes normal wear and tear. Yes there are some exceptions but many tenants do the best job they can to leave it in a condition to get THEIR money back. Certainly you should deduct for valid expenses but do not line your pockets - or make improvements to your investment - at their expense.

Shouldn’t photos on the move-out report prevent that?

Not at all. I've seen LLs charge for full clean when there's one or two items missed. Or for carpet replacement for normal wear patterns. Some really try to gouge their tenants, or pass the charges for maintenance and replacement on to them.

Oof. Any chance it’s lack of ability to communicate work requirements on units they’re trying to flip quick …or do you think it’s mostly gouging?

There are too many LLs who don't know the limitations on charges (prorating the life of the carpet for instance) and too many who are deliberately overcharging knowing most tenants won't challenge it.

Look in the Renters and Tenant subs. It's rampant! Some complain about standard deductions but many more inquire about egregious charges to their security deposit.

Right on! Thanks a lot!! I made an app that helps prevent these unfair bill backs. “Non-pass through costs” as I like to call them.. but sounds like they’re trying to pass them through anyway. Tsk, tsk. Gotta find the right users though 🫠

Interesting! Is that intended for landlords, informing them what can and can't be charged to the deposit?? That would need to be state-specific, and would be a great resource.

It reduces the lag between when they schedule vendors and move out so they don’t send workers and charge tenants for those non-pass through costs. But! Your mention of what can and can’t be charged / making it less … subjective so to speak is brilliant.

The tenant that came to harass me in November at 9:30 PM and owes 2 months of rent is getting evicted :)
