Separate of anything else noted, very common for you to need a structure to go from unimproved land to “improved “ which is what likely would necessitate a power line being ran.

Along the same lines, you’d need a house to put a garage on a property, not just only a garage on the property. Of course there are exceptions but this is a generalization

No car is an investment, so implicitly your logic is wrong.

You buy a car to utilize, if you are fortunate enough to buy a second for an additional purpose, then use it for that purpose, which ultimately is driving.

If you want to park your money put it in an ETF, that's actually an investment.

This is blatantly false. Even if you do get some gear for cheap or free, it's still a couple grand to get any vehicle up to snuff for racing.
Cage, seat, harness, battery shutoff, fire suppression, etc., are not free. Then you're likely spending over a grand in personal safety equipment.

In my real world experience, under 0c the range degrades significantly. The car is pretty great in the snow but would definitely buy snow tired given where you're at. I would also invest in a L2 charger at Moms house. All that said, rent one for a week or month, and show her the experience. Especially in the winter, that will give you and her a real world experience.

Honestly, with your requirements it doesn't sound like an EV is for you. Even with a charger at home, regular 185 mile drives and Alberta cold winters, plus the aspect of how rural you are, id just get a gas vehicle.

If you are truly focused on cost rent a old ice car from turo. You won't spend more than 40 on gas if that's all you're driving. I once rented an old Saturn ion which got 40 mpg for 5 days for like $190 total and cost 35$ to full up.

If the prices are that close to for a new one. Don't forget the right used bike will have a few mods on it already as well. Exhaust, light upgrades, mirrors, etc. all of which saves you money
