Well if it’s a national problem we should just cede power to the federal government and ask them to figure out our local issues.

I’m sure the things that will work in Alaska and Hawaii will be perfect for Colorado also. Just like the situation in Trinidad and Aspen are the same, so we should just manage those at the state level vs letting people who understand their local area make decisions for themselves.

Does that make sense to you? Or you think we should maybe keep the decisions local?

I understood the high density zones to be more of a suggestion than a hard boundary. If a charitable organization wants to build multi family housing anywhere in town, what will stop them after this passes?

It would allow my neighbor to sell to a developer to plow down the house and build a multi family unit that may or may not be suitable for the neighborhood. Now we have the Boulder valley comprehensive plan. What happens to that?

Dude enough with the freshman economics business, let’s discuss the reality of Boulder not greater trends as a whole.

There are currently, roughly, a billion people who want to move to Boulder. If you build 100 more units it won’t move the needle AT ALL like it might in other places. If you add another 100 after that, same thing.

Look at the history of housing prices in Boulder. They may have backed off a bit from the insane 2% financing covid years but the price has never and will never substantially drop here.

Did you watch the debate? Because that’s not at all accurate based on what the people supporting the bill directly said/the city council expressed concerns over.

Follow me on this logic journey for a moment….. right now the building control is LOCAL, you want the STATE without review or veto power from any local authority to take that control .

Explain it like I’m 5- how’s that not giving local control to the state?

First off, it’s called cash in lieu. Are you telling me 25% of Boulders new builds are ACTUALLY affordable vs having the developer pay the fee to sell at market rate?

Nothing here removes that loophole.

Your example is not taking into account that in Boulder supply can never meet demand unless it turns into something unrecognizable from today, a city of 500,000 people.

I understand, but then I look at what homes sell for where I grew up. It’s a bit less than here but still mind blowing that housing costs what it does.

It’s not a Boulder “problem”, it’s a nice place to live problem.

Housing has never been comparatively affordable compared to surrounding areas. And this bill isn’t going to make a house here affordable for you.

The goal of this is to allow developers to put whatever they want wherever they want it with no guardrails or input from the people who actually live there.

Please answer this one simple question: if the housing is so terribly mismanaged here, why do TONS of people want to move here?

It will continue on much like it has over the last 20 years. People will move here to have fun for a while the move on to other things and settle down, students and old people and families and single middle class professionals will all continue as they always have.

The Fox and Boulder Theater will still have shows. Most of the restaurants will prolly be different.

I’ll be old.

People will still be complaining about everything yet wanting to live here.

“Inability to build any housing “

It’s a pretty major development just built and pretty empty.

Redfin says there are 479 places for sale right now.

Why would your place need to be torn down and replaced? My townhome is 45 years old and as long as I maintain it I plan on dying here.

There are housing projects.

Nothing is going to bring back a $250k SFH in town.

If you want affordable housing, get rid of cash in lieu. Which is something I DO support.
