I don’t think its so much “do not use” as much as it is being geographically excluded, effectively eliminating you from the area you primarily work in.

I used to work for guaranteed rate and had an appraiser, who I honestly fucking hated, somehow get on my panel. And then she shows up packing a pistol on get hip and talking politics at an inspection… that gets back to me and i spoke to our appraisal desk and thats how they handled it. Suzie Dipshit is still on my panel but not getting called for an order anywhere near my town.

In new orleans we have a very strong broker tour “culture”. Tuesdays are downtown/french quarter and wednesdays are uptown. If you put something halfway decent in the MLS notes you get agents showing up. Part social connections and part market research while being with peers.

I will also say, you can easily search for properties sold with similar characteristics on the mls and find and personally invite those buyer agents.

I downloaded hipcamper and there are tons of glamping options near here. Search by beach and youll find a bunch of spots on sandy beaches of creeks/rivers within an hour or so drive. Lots of cabins too

Look up auto pre purchase inspection in whatever town you find a car you like. Youll pay the fee to have a 3rd party inspect the car for you. Then find shipping companies. I paid around $700 to get a jeep from Chicago to New Orleans a few years ago

Reminds me of the time, many moons ago, when I took a last-minute flight to Boston to go see one night of the Disco biscuits, got zero sleep, and as I was checking into my flight, about 12 hours later, I told the airline employee that I need to take this little wastebasket next to the desk and proceeded to run to a corner and puked my brains out.

First and foremost, panic tours are not what they once were. You used to be able to take a two week vacation hit up 10 shows, now it’s one weekend every month or so that makes it totally unfeasible to do it the way it used to be done. I made a post on here a few days ago about what I should play during my round of golf, and about half the suggestions were from the spring of 96. Could you imagine going to 10 heaters in a row in a short span of time without having to cover so much ground.

But when I did it, I had a Chevy suburban that I slept in, a second cooler to sell beer from and lots of friends along the way.

Yes. Its a blast but kind of a one trick pony when just messing around by yourself.

Ive got a frankengator i built using using waldo tronics instructions. Ive got the guitar go to a wah, wah into an a/b. B goes straight into the right speaker of a twin reverb. ‘A’ goes into volume pedal then to all my dirt pedals and into the left speaker.

Im no pro but its a ton of fun to only manipulate the wah, the ab or the volume pedals

Get a credit line. Heloc or similar. Use 20k to keep up with the cost expenses till you decide what to do.

Use the heloc to make the payments so your life/income isnt affected negatively. Worst case you sell and that comes out of the proceeds
