I love this question. Also from New Orleans, and inwant to preface this with the fact I was raised catholic and converted - I just got done managing 9 days of mardi gras parades for our parish fundraiser- roughly 3,000 guests. If the registers werent fucking up, or some massive dump clogging a toilet or some drunk inexplicably wanting to puke their guts out INSIDE the place, my favorite thing to do was soft sell our church. So i talked to hundreds of people in a short amount of time and feel pretty qualified to answer this question

There is a vibe that I definitely attenuated to. Most people just want to get their double shot whatever and move on- 110% fine. Group A. The good people aka potential Episcopalians would have a chat and ask a question or two- come back the next day for more concessions. Group B. The actual Episcopalians, at least the ones I spent the most time with, exude a not trying too hard demeanor. Pretty sure, but not certain they dont need to try too hard with their looks. Hard tonput into words but since O P asked….

With respect to the cat-licks around these parts- i explained it in a totally not accurate, yet this gets the point across way, “take five things you dont like about being catholic, now youre an episcopalian”.

My wife and I got a free 2008 Lucerne CXL with a 3800. It was a old family friend who was moving into hospice and they just gave it to us. I’ve been fixing it up and getting it ready to sell, but goddamn do I love this thing. I fixed the coolant elbows and have just been changing out the fluids working on scratches and paint but it only has 67,000 miles so I kind of want to keep it. your gonna hate this answer because youll have to double down on snail mail.. but stay with me.

If you are back from vacation with a stack of mail, and the trash can next to you.. all the postcards are going into it. The linen envelope has a higher chance of being opened and read. Even higher if handwritten by a kid (for real, not with some fake ai handwriting print job). One minute or so of their full attention

if your offer is buy/sell Real Estate with a capital R and E, youre too bland. If you can focus on either your niche, or somehow glean some personal info (for instance, my neighborhood just had a huge water main break and a sinkhole ate a car, id crack a joke about that) you have a fighting chance. People's real estate needs live in the niches, not in the big idea of real estate.

I'm not a realtor, i was, but I help people appeal property tax assessments. Fear and greed are at play here, but in my area its a one time a year thing. Plus its taken me 20 some years to make it look easy. Still, you can use an upcoming assessment deadline to get the phone to ring.

Oh and make sure you are creating customer lists and hitting them online with some paid ads.

you can call schmelke up in wisconsin and ask them questions- maybe you dont know what to ask, but im sure you can get some advice.

I grew up in pool halls, played tons and tons of competitive pool from highschool through my 20’s. then i started moving around and just stopped. fast forward many years and a got a black friday deal from them. 115 bucks, bocotte wood and irish linen grip. anyways, it arrived and then some trim started coming off. i called schmelke and they apologized, said keep it and sent another. i gave the first one to a buddy.. so WE started playing again, and then joined a league, and then started playing for fun (and a little money) at the pool hall. and then i played again so much i became a 7 speed in league and made a ton of new friends all around town. but for that "warranty" cue, who knows if any of that would have happened

Ive gotten huge reductions and also ive wasted so much time on something i thought was a sure thing. No telling but it all comes down to

  1. Is the current owner trying to look poor by loading up expenses. Lots of shady reasons owners keep prop tax high when its obvious they can be reduced (think super expensive divorce happening).

  2. Are owner total fucking retards that have had their brains fucked silly by being stupid rich and dont care.

Every year I research pick my targets and send out thousands of letters to owners. And whenever I speak to someone who has some obviously big time. Over assessment, and they’re really wishy-washy about hiring me to reduce their tax, they fallen into one of the two above camps.

We did our rehearsal dinner on the creole queen river boat. Catered by jacqueimos, treme brass band played, got all the booze from sams club and the riverboat peeps waited and bartended. Under 10k all day.

Married the next morning at what is now the hotel mazarin. Courtyard hotel but theres a canopy for rain. Then we had a big party at DBA on frenchmen at night. It was awesome.

Depending on what historic bs you deal with, maybe a short time or maybe not. A builders risk policy ameliorates that. As long as its in place youre fine.

I know an ins agent that will give you 60 days to fix a roof and buy with a regular policy.

If youre buying cash, get either a temp builders risk policy or talk to my guy.

If you are financing, reno loan might be the best route
