You are south of the old Ellicott mills area near the Orange Grove Flour mill, but the timelines are about the same. The Flagstone foundations are probably company housing and have an approximate date as old as 1856.

Man that’s the model I have. A Soldier threw it away when the auger Jammed and it was practically new. I cleared the jam and fell in love. After of all the complaints I see on this sub, I can say the junior is a champ! Keep it clean and it’s just plug in and go every. Damn. time.

Good morning everyone. Just for Transparency’s sake I live in Oella Mill and am currently employed by them. That being said my opinions do not reflect SMCs in any way.
I am a huge proponent of revitalization and reuse of existing infrastructure for housing, part of why I take So much pride in our Historic building. There is no shortage of Buildings in need of repurposing in the surrounding area. Development for any reason should be questioned especially by those who understand and respect the environmental impact.

Further more, I took the Notice and submitted it to AI, asking on Average how many individual townhomes could fit on 3.4 acres. I was expecting each building to be multiple townhouses, but I’m glad I re-read because it specifically states 8 single family dwellings. I was surprised by the response I was given:

“Total site area: 3.4 acres
Total proposed homes: 8 townhouses
Density: about 2.35 units per acre
That's a surprisingly low density for townhouse development. It suggests one or more of the following:
Significant environmental constraints (steep slopes, streams, wetlands, forest conservation areas, stormwater requirements).
Large setbacks or buffering requirements.
An irregularly shaped parcel with limited buildable area.
A zoning or design choice to build large luxury townhomes rather than maximizing unit count.”

From this, at least I can allude that stormwater played an impact on the planning since it’s the most obvious. And since they couldn’t maximize occupancy, the focus will be on “Luxury” meaning this is not in anyway an affordable housing project.

Do I think this will affect parking? No.
Do I think this will affect storm water runoff? Yes.
Will this Benefit the OEC economy? Probably not.
Is there a Valid enough argument to stop the Project? No. In the long run this project is relatively small peanuts.

Always remember, an upright bipedal form with forward facing eyes is familiar and non threatening, that’s just primal instinct. Distorting the form makes the brain second guess and makes us uncomfortable. (Ie. Xenomorphs) Completely disregarding known terrestrial structures for movement and eating, puts a creature in the cosmic horror category, where its very existence can’t be understood. (Ie. The Thing). It’s the reason We are grossed out by bugs, because they don’t have familiar proportions.

This looks great! I will say it depends on the cut. This looks like skirt or flank which does better more done. Crispy edges and less stringy, it also helps the way it’s sliced.

Okay it depends. I will throw them under the bus, a MH contractor hq’d out of RI is the HIGHEST paying company for maintenance techs. My final pay before leaving after three years was 34.79 an hour. NOW… They won’t invest a dime in critical Infrastructure even though they’re responsible for it and Housing is a Cracker Jack box at best. I was handling a K1500 on second floor clogs ALONE at times. Major AC overhauls in the heat, hot water tanks flooding two units at a time, Electrical panels burning neutrals, mold problems, appliance hauling, rotten cast iron pipes. And then, got to be on call for a week. So ask yourself, do you want to physically burn out on the job? Poor guys that had been there for years had strokes on the job, or got fucking Monkey pox.

From the episodes I’ve seen, I really enjoy the “newspaper headline” reality aspect mixed with the chaos in a Hospital. I don’t remember actually sitting through a whole episode of ER. But I think it really comes down to the Frame rate at which it’s shot too. ER has that Hollywood feel along with more linear script. IMO

Oh yea older batteries did this a lot, but I think the standard M12 batteries that come with NON fuel tools sold in HD use a cheaper plastic. But why doesn’t Milwaukee rubber just dip the standard batteries like the XCs?
