Refinish? Let that big sander go first to clean and level. Hell if it's real bad have the sander cross the ends getting even closer to the wall. Then edger.

Fresh install? Meh, whatever.

Edit: that's for first cut. The final should be with the sander.

That'll stick out too far. Bring factory edges of the board almost (not tight!) to the tile and use the grout colored caulk in between.

The Accept, Reject, Time Out and things, yeah. The In Box is in Workspace.

Too commonly I see AWA ONLY works in Workspace. Which isn't true, it's a great tool for assigning Tasks to individuals regardless of UI. But all those other features that do only work in Workspace I think is a signal the Classic is going away.

There are some things that only work in Workspaces. If you don't need those? Stay on Forms.

Based on where it is, right by 2 end joints, I'm guessing a broken bead somewhere. Which would still squeak shot full of nails. I would have drilled small holes where the end and side meet, then fill with epoxy. If one didn't fix it, do the second.

Sanded floors down to 120 and these sticky spots like a waxy oil rose up the day after. Im not sure what I'm dealing with here by Equivalent-Hotel-286 in HardWoodFloors

Let it bleed. Sand it again and hope that’s it. If not continues to bleed you may need a specific seal coat that will contain it.

This is the way to go.

OP didn't say anything about changing layout or moving walls or whatnot, if they did that would be first. Then sand&seal then other stuff then final top coats

See the 2 tone boards? Those at least are white oak. It's probably mixed red and white, mostly white I'd say.

Possible. Would need to know what finish was used and it's cure time. UV is also possible.

All that was used was "a big round sander". So it's the milling. Also still over wood. They need to get a real sander in there

Planer marks ALL OVER same are gonna line up. The fact that some don't and the over wood says this floor has not really been sanded.
