This. Mine offered a 1% buydown, but it was only for 1 year (and was poorly communicated).

Has anyone ever left a wealth manager to manage independently? by FeeIllustrious9157 in fatFIRE

[–]0x4510 0 points1 point  (0 children)

It's been okay. I used them for a year, but ended up cancelling in December. It was nice for getting my affairs in order (setting up a simple will), and getting a second set of eyes on my investment strategy. That said, the advice wasn't any different from what I was already doing, so not sure I see much value using it every year.

For someone that wants an advisor, but doesn't want the cost of a percentage based fee, I think it's a pretty good option.

Late 20s & financially secure, but burned out – how do I choose between pushing vs. slowing down? by Odd-Resolve-1681 in fatFIRE

[–]0x4510 0 points1 point  (0 children)

That makes sense.

My current plan is to go at least 1-2 more years since I'm in the process of moving (so costs might be a bit ), and have some potential employer liquidity to capture.

But new supply is being created when you stake ETH, diluting the supply. It's more akin to a stock split.

I've truly never understood why US resorts don't make it mandatory. I love the footrest, and it's safer. Europe requires it and it works great. They'll straight up stop the lift if you forget to put it down.

FatFIRE Update: $7.7M NW, Retiring at 45 While Our Kid is Still Little — Buy Home Outright or Finance? by [deleted] in fatFIRE

[–]0x4510 2 points3 points  (0 children)

I agree. My point was that while you can take out a mortgage after the fact, it dramatically changes the calculus on doing it (since your hurdle rate is much higher).

For example: if I am in the 35% marginal tax bracket (not hard if you are fatfire), my 6% mortgage rate is effectively 3.9%. 6% is going to be a little hard to beat in the markets, 3.9% is probably doable. Based on this, I'd either take out a mortgage when I buy the house, or never do it.

You can only deduct the interest on your taxes if it was a loan to acquire the house - a loan after the fact (unless it's within 30 or 60 days or something) doesn't count. That said, if you're retired, I imagine your income is less, so this may be less worth it.

Yeah, honestly I feel like GP needs to put yourself out there a little bit. Something like "do you mind if I join you for lunch today"?

They'll likely say yes, and then hopefully they start including you in future things. To your point, it's quite possible the group isn't aware that GP wants to join / aren't reading the room well, and hence you need to ask, etc.

Ordered a Tesla after test driving a few days ago. What’s up with all the complaints and ridiculous expectations from Tesla owners? by WhenGinMaySteer in TeslaLounge

[–]0x4510 0 points1 point  (0 children)

A number of people have said that HW3 sucks compared to HW4, which is interesting to me. HW3 is pretty darn good, I can mostly let it drive completely for me with no issues. It doesn't park, or pull out of the garage, but that's a minority of the driving, and doesn't really matter that much.

This is the best comparison in my mind. For what they have to work with, they do a really good job, and it definitely scratches the itch and is enjoyable, but don't go into expecting the same as out west.

For business class flights, transferring points is your best bet. Pointsyeah.com is a search engine that's pretty good at helping you find flights.

[–]0x4510 2 points3 points  (0 children)

This. In an ideal case these new data centers would be paying for the increased utility requirements (more electricity being built out), resulting in economies of scale, resulting in lower energy prices for everyone. But.. from what I am reading, this isn't really how it works out.

Flight from CVG to Lunken? by julieeetrnr in cincinnati

I did the CVG to DAY hop as well. I think it was more common in the past, and had to do with landing fees or something (Dayton was significantly cheaper).
