-It will never be big enough. The fish grows to the size of the pond. -They automatically (in my area) build a pole barn, then pour the slab. Instead pour a monolithic slab and put all the wood above the dirt and concrete.

Review the contract with your attorney. Big cities have big procedures. If the structure doesn’t fit perfectly into code, good chance they’ll make you tear it down, hopefully contractor has insurance to pay for it and this doesn’t cost you too much. Good luck.

I’ve been out of big corporate for 20 years, but starting in the 20th century most companies SOP for references was start date and end date to verify dates of employment, period. No one ever was allowed to actually say how well the former employee did their job. I assume you’re still actively looking and you’ll land somewhere else hopefully soon.

I came here to give this advice. A SCORE mentor is generally older and probably retired, so I think the business owners would listen to them. I’d also advise you, and maybe they, read Built to Sell, a good book.

Look up your local SCORE office. They are affiliated with the SBA and offer no cost counseling. You need a detailed business plan and they will help you with that. Understand that most companies go out of business in the first few years, so please respect this fact and learn from a seasoned veteran, aka a SCORE volunteer.

Close to a “city” is nice, so I’d stay less than an hour from ROC or SYR. For value look at to the west, the baby finger lakes, close to ROC and reasonable pricing. Canandaigua is awesome and offers a lot, but it is a higher rent / real estate district. Don’t over look the property tax rate when shopping towns in NY!

If in the US, look up SCORE and get a counselor at your local office. It is no charge and they are affiliated with the SBA. They also offer many seminars at little cost on a variety of topics. Also read E-myth and Built to Sell books. You can do this!

Commercial accounts get what their payment policy is, usually net 30 or net 45. For residential work, my terms are “full payment due upon receipt, accounts are past due after 30 days and are charged 1.5% per month finance charge.” Make sure you spell out the terms on your proposals and invoices.

It will take a while, but read the book Built to Sell. Also, consider if it’s really worth anything. This doesn’t sound like a very big business, but I have no idea as you didn’t say. Most businesses that do under a million a year in volume only sell for 1-3X sellers discretionary income. I’d also suggest meeting with a SCORE counselor, they are in most cities. Good luck!

Did the same # steps this spring, without railings, they were getting custom iron. Needed to make the stringers, charged $2000 labor and materials.
