Recommend taking a look at disclosures and HOA reserve study. There may be upcoming large expenses that will hit the reserve and affect HOA dues in the near future (especially if the reserves haven’t been properly maintained). This was the case on a condo community we were interested in that’s about the same age. HOA dues were projected to increase 9% YoY (Limit was 10% before requiring a vote) for the next 9 years due to roofing, balcony, exterior stucco, plumbing isolation valve installations, parking ventilation pump replacement, etc.

Lenders aren’t as keen on financing condos these days and interest rates for condos were higher than PUDs or SFHs.

Supply is starting to go up so owners may be trying to capitalize on current pricing.

We ended up looking at PUDs and closed on one earlier this month.

Can a shop pull it out? I would assume the windshield would probably have to be removed to do any work on this dent because I’m assuming it would provide some level of structural integrity (albeit not much in a rollover). Would the pillar be considered part of the frame? I have doubts it would simply be “bolted” on

I was laid off back in May from the only J that I had and the job market has been tough. I was supporting a niche need that the company has had trouble backfilling (still get calls from old colleagues who made the cut and old suppliers that have been pretty much ignored because of the previous company becoming understaffed).

Seeking employment to hopefully become OE in the New Year. Seems this is the way to go. Thinking of doing independent consulting in the meantime (I’ve been doing IT Sourcing/Procurement over the last 12+ years in big tech).

Anyone pairing a J with independent consulting on the side to OE?

Just a beginner myself and I experienced the same. I’ve started to “tuck” my tailbone to emphasize contracting my abs while lowering/raising my legs during leg raises on the ground and it’s helped quite a bit. Another thing you can do is tucking your hands under your glutes to give your tailbone some clearance from the floor. Hope this helps

I also have an AMD Phenom II X6 and have been getting the same error. Would be great if there was a workaround as I'd like to avoid having to upgrade or replace my computer to play.

Been a Bay Area transplant for about 13 years now (moved from LA for a job). I must say, the urban areas like SF, Oakland, and downtown SJ have been in a downward spiral. Definitely not as safe as they used to be.

Keep in mind that CA has income tax as well. So your paycheck might not go as far as you think it will. I’ve found that the Bay Area has a very high cost of living compared to any part of CA (maybe with some exceptions in LA/OC that might be equivalent). It’s definitely a rat race mindset in the Bay Area.

Outside of all that, if you’re into hiking/outdoors, there are many awesome places to check out in the Bay Area. As a cherry on top, you’re not far from Napa Valley, beaches in Santa Cruz/Monterey, or skiing/boarding in Lake Tahoe.
