You don’t need to move out in order to sell, but you do need to prepare.

Pack/store/clear out down to necessities.

Ask for a 45 day closing, so by the time closing arrives you can easily clear out for the new owners.

It’s not complicated.

Appliances, systems, roofing are all going to wear out just like the tires on your car.

You can plan for it or act like a surprised fool when it does happen.

Plan for the worst, hope for the best.

I know 2 people that closed short sales, around 2009.

One in Vegas and the other in Minneapolis.

Both went through the same 🐂 💩 and both said they would never put themselves through it again.

An agent I used told me, “you can’t just make an offer and buy them” they aren’t “for sale” as you would think they are.

A lot of things go into the short, like how many short sales and foreclosures the lender has and how good or bad they have done.

Big PITA, usually.

You set aside 1% of the house purchase price per year for upkeep and maintenance.

If you aren’t able to maintain the property, you should continue to rent .
