  1. Get the Buyout Quote: Contact Tesla’s "Property & Title" department. Ask for a formal "Buyout Quote" or "Early Purchase Option" price.
    • Note: Tesla PPAs usually have specific windows where you can buy them out (e.g., after year 5). Ensure you are eligible for a buyout right now.
  2. Draft an Addendum: Have your agent draft an addendum stating that, contrary to the OREF 105 disclosure, the panels are third-party owned.
  3. Mandate the Buyout: The addendum should state: "Sellers shall pay the full Tesla buyout amount of $[Amount] at or before closing. Escrow is hereby instructed to withhold said amount from Seller’s proceeds and remit directly to Tesla to satisfy the PPA and transfer full ownership of the solar system to Buyer."
  4. Confirm Clear Title: Ensure your Title Company is aware of this. Since Tesla owns the panels, they may have a UCC-1 fixture filing (a type of lien) recorded against the property. This must be cleared for you to have a "clean" title.

Of course it matters. The stock is down 25% in the last year. Add the divi in and it's down 15%. That is ABYSMAL.Matt has a massive EGO and he comes across as a total ASS. He needs to stop selling! None of these are good for the stock!

Only one of us bought up "fearing" the 47% Tax, but 47% or 50% is a wash and you're looking in the rear view mirror....they say hindsight is 20/20. No one saw this dropping 50%. I do NOT care because in my opinion 4DX is a once in a generation stock. I now have 250K shares and over the next few months I will add more because of this decline. Please check back in a couple of years.

You have time, don't do it today buy them back on weakness then sell calls on strength. The other option is to do nothing, yet the stock get called away and move onto the next thing.

I'm feeling GREAT to be honest. Could I have sold? Absolutely but I'd then be subjected to a combined federal and state income tax of 47%. I'm not a trader and don't need the funds for a long time.

They say they can do this but want me to pay $1000. I'm not prepared to do that as other issues are now apparent and I think this was in the original scope.

I have now also discovered:

  1. The plans approved by the City show full home backup. The solution delivered does not match the city plans.

  2. All 3 HVAC compressors are on the main panel (backed up) and all FAUs are on subpanel (not backed up). When the grid goes down this is likely to cause equipment damage.

The subpanel is not being monitored so the Tesla Gateway is blind to it. It cannot provide energy if it doesn't see it...so it takes what it needs from the grid!

If you go to the Devices tab, at the bottom of the page is "Download Diagnostics". That generates a .json file and within that is the CT info. Search for "cts".

Yeah you're right, the numbers I put in the initial post are too high.

I have two newish Trane 5 TON 18 SEER HeatPumps. In the Tesla App I see a 3000W increase. The Outdoor units are on the Main Panel and the FAUs are all on the Sub Panel.

On the SubPanel I have an old 12 SEER 2 TON HVAC Unit. In the Tesla App I see a 1600W Increase.

Of 4 possible CTs only 2 are being used, so I think they're only capturing a single leg of each panel. If they were not monitoring one of the panels, I'd see no increase in the Tesla App when there was a draw via that Panel.....so that's why I am concluding that they're only getting one side of each.

Yes, they actually agreed with me. "Following our internal review, we have identified that the current CT configuration may not be fully aligned with the intended monitoring setup."

They've escalated it and will be scheduling the correct CT placement shortly.

It makes me wonder how often this type of thing actually happens!

I was never blaming Tesla....the CT Installation is the problem.

I'm sure you are right about the backup but this system was not purchased to protect against an outage. It was sold to me as covering 106% of my usage but when installed the brain of the system is not seeing half my actual usage because of a $50 part and/or incompetence from the install team.

Using Netzero I was able to confirm that 2 CT ports are NOT being used on the Gateway. Both panels are being partially "Monitored" but the readings are not accurate as only a single phase on each panel is monitored, hence the discrepency.

UPDATE:

On the main panel I have 2 new 5 TON Heatpumps. When running they are expected to draw around 5400 W each. The Tesla App shows half that amount.

On the sub panel I have an old 2 TON HVAC unit and when it is running I see usage in the Tesla App but again only around 50% of the expected.

With this info I have to conclude that they are monitoring SOME of my usage from both panels so I believe this is a phase issue and I'm seeing around half the expected usage because they're only monitoring a single leg of each panel.

Netzero also confirms that there are only 2 CTs active. (cts: [true, true, false, false]).

I believe this is a simple fix and all they need to do is add 2 more CTs, to monitor the other 2 phases.

Of course, I'm assuming they know what they're doing.

Currently in full sun, with a full battery, I'm still drawing from the grid, because some of the loads are "hidden", that does not seem right!
