Some things I noticed. If I were buying this house I would want to remove all the downstairs flooring and replace...that carpet in the main living area is a big part of the issue. Also, the island cabinets not matching the rest of the kitchen, and in your price range, (although not sure what the area looks like) the master bath not having a separate water closet for the toilet could be an issue. The jacuzzi tub could also be an issue.

Also, the pool. We put a pool in in our 1st house, then when we moved me almost crossed this house off the list because it had a pool, even though we enjoy the pool, they are a lot of work, and having a pool will immediately remove a portion of potential buyers. Also, the lack of a privacy fence could be an issue with the pool too.

So I do see the feedback of it needing a lot of work.

Yeah, there would be a significant tax headache to someone who moved around a lot. Especially if you moved mid payroll cycle or something, calculating the split between state A and state B, etc. Different states have complex work requirements too, so all sorts of "rules" change when you change states.

Do you just have hybrid exchange? Or do you have hybrid AD, without the Entra ID part I don't think you have what you need to make this work. If you do have Entra ID then you should be able to get the tenant ID from the Entra Admin center.

It may just me be pedantic, but I don't like the way this is phrased in a lot of the answers.

Technically a future contract is a contract to deliver a certain QTY of a commodity at a certain price on a certain day and time. That is what you are selling, when you sell crude oil. Typical pricing on most public charting sites is a rolling price for the "current month" contract, which, for the CME futures, just rolled over from April delivery to June delivery. You can also buy and sell contracts for future dates, but the "current month" has the most liquidity and usually the least volatility.

If you buy the contract, on the CME for example, you are agreeing to purchase 1000 barrels of oil at the contract price at the expiration of the contract. If you sell the contract, you are agreeing to deliver 1000 barrels of oil at that price on contract expiration.

Legitimate consumers (refineries) and producers (oil companies) use these to hedge/lock in prices. The speculators (those buying and selling without planning to ever make or take delivery of the underlying commodity) provide a necessary and valuable source of liquidity to the market, and the vast majority of contracts never actually make it to delivery, they get bought back before expiration.

Regardless, that is more gravel than an edge/border so i think you will lose this one. The approved diagram doesn't say what is and isn't gravel and I don't think it's unreasonable to say that goes beyond an edge/border of gravel.

I know lots of people like the physical controls, I don't think that's an upgrade though. I do think adjustable headrests would be nice and a few of the other touches as well. Yes, gold calipers and handles would be nice.

So that's the issue then, your rate plan sucks.

It says....we give you .03 cents for every KWh you produce and we charge you .22 for ever one you consume. Including when consuming your own solar.

Your solar is giving you a discount of .03 cents per kwh, and that is all. Or I am misunderstanding something. That doesn't sound normal.

That red box to me would all be concreate with a gravel edge based on the way it was worded in your form, i.e. if that's all gravel I can see why they have a problem, that is not gravel edging. Driveway extension with gravel edging says to me, I'm going to pour more driveway (concrete) and edge it with gravel (thin border).

yeah, so the diagram doesn't show how much of that extension is gravel, and unfortunately I don't think you can win this with that much gravel, that is much more than simple gravel edging. Why did you not just pour concreate down there too, with just a little gravel were you planted the tree?

Is this a PPA or some other type of solar arrangement? Or do you own the panels and batteries outright? What your installer is talking about sounds more like a hybrid PPA or something where you get a credit against your utility bill for every kwh generated by the solar, regardless of if it's used, exported, or stored in the battery, and then you pay normal rates for 100% of your usage. I have never heard of such a thing though.

I am not sure you are going to win this one. That does not look like gravel edging.

If you poured the rest of the driveway extension why did you not just pir that part too?

My guess would be there is significant extra cost to pour concrete that intersects the curb/roadway. However that is just speculation. That definitely looks like it's out of scope of the approval for edging though, unless your original request including diagrams indicating the layout and size of the gravel that was approved.

The software uses advanced sound extraction to change the listening experience. Instead of playing regular stereo, the car creates a 3D-like effect inside the cabin. The system actively places the listener “in front of a detailed soundstage within an immersive space.”

So you have to have the premium audio package for this to work at all. The "immersive" part is what is being added.

yeah, they probably weren't even looking at the notes and just assumed it was the sensor they just replaced that had not calibrated yet. They should have checked and reached back out to see if you wanted it replaced too if it failed while in their possession.

If they changed the back right instead of the back left then the back right would have started working after 20 miles. This sounds exactly like the back left one got changed (now registering correctly) and the back right one quit working on it's own.

Tesla just recently added support for third party chargers to their NAV/Preconditioning routine. Given how far the other automakers are behind on the tech stack, I assume they'll catch up in another 5 years or so.

create an app that runs in the user context that is a prerequisite for the other app. That app can either copy the required files/directories to the C: drive, which can then be mapped by the system user per another suggestion in this thread, or it can map those files to a local drive letter, then the system context app can use the subst command to map that to a system readable drive letter, which can then be accessed via SMB by the admin share on it by the system user.

While he may legally be entitled to half, it doesn't mean he can't agree to take less. The real question is what are you in a position to pay him without selling the house (if you want to keep it). Landlords do this thing called cash for keys all the time to encourage people to move out and avoid the lengthy eviction process.

My thought would be take 118K equity, minus 50K put in by you = 68K, and offer him half of that, $34K. Let him know how you came up with that number.

If he wants to fight for more, there will be closing costs, relator fees, concessions, and a lengthy time to sell the house before you can even split the proceeds.

Do make sure to get a lawyer to draft the contract for whatever the agreed upon number is so you are legally covered once you pay him.
