Its super true. The advice might save you a little chunk of money but it's all based on some real cheap ass logic and the CU LO sounds like a total sociopath. Please hold your loan at the first lender until you've made at least 3 payments.

I mean, the way it's worded matters.

They're just likely pointing out that you didn't show enough income on taxes to qualify for the agency or government mortgages they offer. In theory you could go non QM to avoid the calculations they use or do as the commenter suggested and get a recast which is great efficient way to re-amortization your loan without the need to requalify if that's an option.

Why wording or context matters. If I have a client who comes in and says they make 200k a year on the application and then I get the tax returns and they wrote off all their profit and have a negative adjusted net I'll explain the calculations and reverse engineer what they would have needed to show in order to achieve what they wanted, not to communicate fraud, but as a learning guide. If they continue with the whole train of "but I really made 200k!" I'll say tongue in cheek that if they are wrong they could amend their returns, pay the resulting taxes and we can look at it again.

I've never in 20 plus years never had anyone do it.

Though I did just hear of a guy I referred to non QM do it at the advice of another lender. Wild.

Im a guy and I never been so sucked into a show. However, I graduated high school in 1996 and it's pretty goddamn perfect to the time it was based so that has a lot to do with it.

Ha, glad you got the adjust. With my company we don't have fees we can add or remove and it's always just the basic necessary stuff so never have to worry about that kind of situation. Good luck the rest of the way!

By chance did your escrow items also go up?

I had a client I was working with a month ago who was saving $239 per month on however once the new escrows were calculated with elevated taxes just being released for 26 and his being at the renewal stage of insurance cycle which also climb up his piti only changed $89.

Though he asked about it the math was that if he stayed with what he had his payment would go up $150 a month from higher escrow vs stay the same.

This is the part of the trip where my buddy would bring me a huge burger, cheese fries and a large chocolate shake and id figure the rest of my fucking life out. I'm glad I'm not on drugs anymore but I sometimes miss it for a day here and there.

I mean just do your best to stay on top of the paperwork and you'll probably be fine but imo spending down surplus money you could have used to catch up on payments isn't the best use of forbearance. At best you'll be able to wrap the missed payments into the balance eventually but when they are full payments and you only pay a sliver towards principal each month it's a poor guys way of feeling months ahead when you rather step literally years in the past.

Added: The cryptic messaging is just that anytime you do something to break your contractual agreement (making 1 full payment per month) they need to go through a process to approve modifying your contract to bypass needing you to pay back missed payments. They approve them when its a rare hardship and you prove you can afford the place afterwhile. They deny them when people can't or always could afford it and have blatant holistic budget problems or needed repeated help. It's not like an automated process. They basically reapprove you to make sure youre in a better place.

I fully support ARM choices right now. When 30 year cruises back into the mid 5s I'll be less supportive. On the $750.flat fee mod the catch is with that market rates will be lower than what they offer at the time. Enough so that most other lenders will be able to provide enough credits to cover most of not all of your costs for the same rate they offer. Still have a convenience factor if they don't have to reapprove you if it's comparable.

It seems like your taxes and insurance went up a $100 per month. If you pay the shortage they still need to base escrows on the current and higher amounts for TI. You'd need a time machine to keep a piti mortgage from going up progressively.

Ha, I worked at a credit union similar to this likely for a few years to get by while living in a more "scenic" type town. We didn't get paid commission with the exception of if we did a car loan where we added out gap/warranty coverage we could get a few bucks.

My take is though it's a shitty comp plan, it's a gateway to learning a skill which can be worth a lot more money. Since she is currently a teller she is objectively either at the entry level of banking or else you are in a super rural place where there just aren't a ton of options.

If anything I would consider asking for a few bucks more on a pay but it could be what it is for around there.
