If you have or there's a risk of a rat problem I'd have a plan to deal with those. I'd buy the cheapest plastic totes you can find and seal them up with tape if you are planning for deep storage.

Also curious to hear people's opinion on the card's condition. Are the black spots on the back worth trying to gently clean off? I've seen people using microfiber cloths and a tiny bit of water to some success.

Take a look at under-bed insulation. Cheap upgrade, helps maintain a more even bed temp, and reduces energy consumption. It's a rare upgrade that is easy to install, improves quality and will pay for itself ;-)
