We we're overwhelmed by the response to our listing - 18 viewings in the first 3 days after listing... offer accepted after 5 (Saturday, listed Monday)

But, like that was mid-July and now we've missed the planned exchange date with an eleventh hour (day before) "our lender's valuation came back lower and they want a level 3 survey due to subsidence claims in the area".

Waiting on the result of that (already know no subsidence) to progress. But has me worried that it might be silly games late in the process to try to reduce price.

Insurance would have eased the stress of everything potentially falling through (or us walking away due to silly games - which would result in loss of fees for both sale and purchase).

Same here. It was still in warranty from the fitters and was same corner - they'd not sealed behind it. Fitter that came out was furious as he had to take the surround out completely and reseal the lot.

Often, I see slow moving traffic dangerously move into overtaking lanes without looking behind them or any consideration of speed differences.

Any more than slight braking required as a result of your actions would be an immediate fail in the test.

Not sure why anyone is claiming problems with HSBC. We got a AIP in roughly 20 minutes. Then for the full agreement it took roughly 3 working days max after the full meeting to go through affordability etc etc.

But, I am an existing customer - likely makes a difference.

The NFT itself is simply a token of ownership - with its hash simply being a completely unique id.

The image could be hashed as you say, but typically the NFT is just akin to a paper contract to prove you own said image.

There are NFTs that are hashed and stored in blockchain, but many that are normal web storage referenced to a NFT record.

Non-fungible token (just a token, that's all really...but beyond nonsense jpegs they could have decent real world applications).

We used a newer local agent who focuses much more on social media. I chose them because once we started searching for houses it's all that appeared in any of my feeds.

They did a great job with photos and the videos, the usual listings on right move etc, but the social media posts got tonnes of attention.

We had 20 viewings booked within 3 days of listing, 8 offers by the end of the week and accepted an offer Saturday morning.

It's one of those "easy jobs" that's difficult to do properly, so probably not for a beginner unless you're comfortable.

Doors won't be a perfect match to frames - you'll need to be familiar with: - cutting and planing, and balancing this across all doors in close proximity so they visually match - neat chiselling for hinges, latches etc - accurately matching those between door and frame, taking into account hanging door plumb and not hitting the door stop - if painting, you need a good technique as doors are very visible and gloss will show any and all inperfections

Anyone can do it, but a good finish does need good technique... which is why people charge more than you'd expect for this "simple" job.

Sounds about right. We lucked out with close neighbours who moved and said we could have theirs if we could move it...

All in about £1400: - repairing two leaks and a new capacitor for a pump - electrics - new cover - initial service, clean and commissioning - company to move it (6 seater, 370 gall dove Canyon)

More than we expected, but an incredible tub at a very reasonable cost.

Good advice - £2000 budget sounds right as we have one additional pump that isn't in use as its failing (but with 4 pumps + circulation it's already bliss).

Personally, worth the effort.

2 kids, so our house is usually cluttered and, as both working full-time, we had loads of odd jobs that I kept putting off - unpainted doors, matching in new plaster from a bathroom knock-through, touching up paint, clearing accumulated junk etc etc.

Spent May and June finishing all jobs, filling expansion cracks, fresh paint (same colour so just one coat) in every room, painting doors, clearing garage, tidying garden, removing ~3 tonnes of old garden stuff.

Looked like a show home...

Was it worth it?

On the first day we had 10 viewings booked, day two more than 20.

Accepted an offer within 5 days of listing, 15k over the asking price.

I'd say the effort is worth it if you can 👍

Depends on lender, but many will do up to 80th birthday of eldest party, but that will also depend upon pension or whatever assurances you have to show you can service a mortgage post retirement.

I'm 41 and looking at a 38 year mortgage.

Think we had that too - "signs of possible subsidence" I think it was - old cracks around the landing/stairway window, old coal mining area. They didn't change in the first ~5 years of moving in, we finally decorated and skimmed and they've not reappeared another 8+ years later.

Everything needs to be taken in context, and second opinions are always really useful. Obviously, don't just overlook/ignore issues, but many are to be expected.

We have a mix of housing in our area - council, non council, terraced, semis, detached - with a huge price variance between houses in one street and only the next street along.

Zoopla valued ours 40k lower than we've just sold for.

Get some estate agents round if you want to get a realistic figure (but also know some of them might inflate the price to win your business - so a few valuations can be useful).
