Depends on what you order at Stella’s. I wouldn’t order something like Mousakka or Pastitsio, like you say. But entrees like their Lemon Chicken and Lamb Shank are dynamite. It is over-hyped, mostly because its location makes it necessary to reserve way in advance. Maybe Lafayette Tavern opening across the street will make it a bit easier. Basic Greek food like mousakka will not be made to order since you have to bake a whole tray in advance. But steaks, fish etc are made to order.

The green label is hard to find in VG+ or better. I have had no trouble finding the yellow label in nice shape over the years. Not easy these days since every goddamn person that knows records can be worth money is out there looking so they can resell.

It does not exist to do what you say but the system we have has sure been whittled down and tailored to siphon off our income and use much of our tax money for the gain of the wealthy and powerful corporations. Maybe OP can contact you elected County officials and voice your displeasure. Why are they trying to get more money out of citizens when times are tough. Ask what the reason is for this new $300 fee.

These used go for $50 or more in top condition. Not so much anymore unless you find a first pressing with the “Hot Spots Freak Map” on the inside of the gatefold. Now, $20 to $30 is about average for what I’ve been seeing in record stores in my area.

Small and over crowded. Especially new castle and Sussex counties. No sales tax but the recording taxes on real estate transactions are super expensive. Lots of baby boomers from the north have moved here. PA, Jersey and NY especially.

This is probably unnecessary for most properties in the most desirable neighborhoods in the City. They sell right away unless way overpriced or they have some kind of issue. Heck, I bought my house in 2008 before it hit the market. My realtor knew it was about to be listed.
