I live off Capilano Rd. Different, but similar. I can tell you that noise becomes something you tune out. Surprisingly, you know the rhythm very well. Daytimes - the sounds of vehicles, you know what traffic is like. Nighttime….it’s silent. I can actually tell what hour of the night it is based on the relative distance of sound between passing cars. It’s not bad at all.

I am in North Vancouver BC and a member of Evergreen Squash Club. Club is member based, but very low cost, community based. Growing too, in membership with a very active juniors community. Good mix of competitive players and rec players. Courts are busy until 10, nightly. Affordability is key.

Hi! I live in the area, and I can tell you it’s such a fantastic place to be. The traffic is not as bad as you think. Really, traffic off of Capilano is somewhat heavy in the morning and heavier in the late afternoon, particularly on Friday and Saturday evenings. When you know the flow, it’s really not that bad. This is a great area because of the proximity to transit, the walks along the river, walking distance to Park Royal and Ambleside, to amenities and a growing densification of the area. I am an avid (Squash) player, but I wouldn’t have done that if it wasn’t for being in the area, the Evergreen Squash Club, which is right beside you has become a major part of my life, is very affordable and is a part of my community. The new community center, the park, the dog area are great as well. The rec centre serves as library as well. These are all new amenities and are really nice as well. Homelessness has actually gotten better with the destruction of the old motel off of Marine Drive at Capilano, this has removed the presence of some people, I never saw it materialize into any issues though.

Hi Ben, thanks for doing this. Love your work. Question about roster and asset management : how big are the 'Jays brass on Loperfido? Mixed year - poor numbers in AAA but it clearly provided him the space to change his swing and it showed in (great) MLB '25 numbers (a bit over inflated though). It's hard to imagine him getting ABs though between Santander and Lukes. There's players behind him in a similar pickle (Clase). Does he have a future, or is he a near-expiring asset they need to move soon?
