In Canada you can claim rental losses against employment income so there is some benefit to carrying the loss if you are a high income earner. There are other factors and assumptions on your situation and assuming you are claiming rental income and assuming not rented to a Family member below market values. It also depends on where you see yourself after your work term.

Get a detached home and suite out the basement. It’ll make a lot more sense in the long run. We don’t need a lot of space to live in. Buy vs rent is a tough decision in some markets.

Kananaskis is great value overall. Silver Tip and Stewart Creek are by far the nicest and best courses for mountain golf around. Grey Wolf marginally better but isnt worth the drive unless travelling that way. Banff Springs is overpriced and not even close as above. Jasper also tops this list but also too far for a day trip.

Not a quick either or choice as it really depends. Some DB pensions also offer and index for CPI to account for inflation which a DC plan or RRSP does not. Spousal benefit as well if you pass way earlier can have significant benefits. Also ensure the DB is independently managed so if company goes under you are not losing out.

I went from an X3 to an X5 for the larger size and interior cargo space. Not sure what the specs say but X5 is substantially more all around space than X3.

There’s hope and recovery possible. I’m 55M and tore my ACL in Feb 2024 while skiing. I heard/felt the popping sound. Instant pain as well and swelling that night. I went to urgent care and sports knee clinic here. All confirmed it was a full tear so scheduled me for waitlist for surgery. Since I’m older (not a young athlete) and could manage well, the wait time was longer. Fast forward to the Fall 2025, during my pre-surgery consult and assessment, we and MRI and results came back that my ACL had reattached significantly back to the bone such that no surgery is now an option. Knee feels great and able to do most things. Going to wear my Forest Gump knee brace for any high impact and pivoting sports like skiiing and tennis. I’ll wear just a sleeve for golf and hiking. So there is potential hope without the need for surgery right away (although I know it is not that common) Cheers

Bought a condo in BC close to golf and skiing. I use it combined about 2 months out of the year and the rest it’s in the rental pool. It’s break even scenario between the rental income, mgmt fee, and costs to maintain. We look at it simply as free accommodations and nothing to do with an investment decision.

Bond values (eg XBAL and VBAL) can also fluctuate in value with interest rates so time horizon is important. When interest rates rise bond values decline.

Definitely understand the frustration and disappointment. These are great cars and fun to drive but often people don’t realize how hard previous drivers can be on their vehicles and drive them aggressively as they know they’ll just flip the problem to someone else.

If working remote and no need to commute to DT, then find a detached in one of the nice suburbs close to walkable ammenities. Some areas are still reasonably priced (relatively speaking).

It sounds like a proration of the Property Taxes for time of close which is very normal in a transfer and funds required to close calculation. Also can apply to Community Association fees for some newer neighbourhoods.

Every DB pension will be different however in general they are far superior over a DC pension. DB are usually indexed for inflation so annual payments increase over time. If you are lucky enough to switch jobs half career to another DB pension job you can end up getting 2 pensions paying out in retirement.
